How Much Does It Cost to Buy a Piece of Vacant Land on Ono Island?

The Ultimate Guide for Smart Buyers

As a homeowner and real estate advisor on Ono Island, I’m often asked: How much does it cost to buy a piece of vacant land on Ono Island?

The answer depends on a few key variables—location, lot size, elevation, water access, views, and proximity to amenities like boat launches and beaches. Whether you're dreaming of building a primary residence, a second home, or a long-term investment, I’ve put together this comprehensive guide to help you navigate the process with confidence.

Typical Lot Prices on Ono Island

As of today, vacant interior lots on Ono Island typically range from $169,000 to $275,000. These are non-waterfront lots—some are tucked among mature oaks, while others are closer to the community center, fire station, or recreational amenities.

Waterfront lots—whether on a canal, bayou, or bay—start around $425,000 and can exceed $1.5 million for prime Intracoastal or bayfront parcels with larger buildable footprints and panoramic water views.

What to Know Before You Buy

Here’s what I always recommend considering before purchasing vacant land on Ono Island:

1. Understand Flood Zones

Many interior lots fall within the X flood zone, meaning flood insurance isn’t required. However, some are in AE zones, which may impact your insurance rates and building elevations. I can provide flood zone maps and connect you with local insurance professionals for accurate quotes.

2. Get Clear on Setbacks and Restrictions

Each lot falls under specific unit guidelines established by the Ono Island Architectural Control Committee (ACC). Setbacks (front, rear, and sides), boathouse permissions, roof pitch minimums, and landscaping requirements all vary. I’ll help you identify which unit your lot falls within and explain what you can (and cannot) build.

3. Know the Transfer Fee

Buyers pay a one-time $8,000 transfer fee to the Ono Island Property Owners Association at closing. This fee supports island infrastructure, amenities, and private security. It’s something to factor into your budget up front.

4. Building Costs

The average cost to build on Ono Island ranges from $275 to $400 per square foot, depending on finishes, foundation design, and whether you’re building to Gold Fortified standards (which is strongly encouraged for insurance savings and storm protection).

On average, you’re looking at $750,000–$1.2 million to build a 2,500–3,000 sq ft custom coastal home.

Questions to Ask Before You Buy Land on Ono Island

  • What is the lot's flood zone and elevation?

  • Is a wetlands delineation required?

  • Does the lot require fill or site prep?

  • Are there any ACC restrictions unique to this unit?

  • Is there existing sewer and water infrastructure at the street?

  • Are docks, piers, or boathouses permitted on this parcel?

  • What is the estimated cost to build, including utilities and landscaping?

  • Does the seller have a recent survey or elevation certificate?

  • Are there height restrictions or minimum square footage requirements?

My Advice as a Homeowner and Real Estate Advisor

Buying land on Ono Island is a rare and rewarding opportunity—but it pays to do your homework. I’ve worked with many buyers who initially thought they could purchase a lot and “figure it out later,” only to discover challenges with soil conditions, setbacks, or elevation.

When you work with someone who lives on the island and understands the nuances of its 30+ units, building restrictions, and design preferences, you’ll save time, money, and frustration.

I also maintain relationships with trusted local builders, site prep crews, surveyors, and architects who are familiar with island requirements and can help you bring your vision to life.

Let me know if you'd like to tour available lots or receive a personalized list of buildable parcels based on your goals.
