Many of my buyers on Ono Island dream of owning a waterfront home with a private dock or boathouse. But before you start sketching designs for a lift or party deck, it’s important to understand one critical factor that affects your ability to build: submerged aquatic vegetation, or seagrass.

Let’s walk through what seagrass means for property owners, why it’s protected, how to check for it, and what the permitting process looks like on Ono Island.


What Is the Grass in the Water Around Ono Island?

The grass you see in the shallows around Ono Island is usually eelgrass (Vallisneria americana) or widgeon grass (Ruppia maritima). These are native seagrasses found in areas like:

  • Shallow canals on Ono North

  • Margins of Bayou St. John and Old River

  • Calm inlets where water is clear and sunlight reaches the bottom

These underwater grass beds serve as essential nursery grounds for redfish, speckled trout, shrimp, and blue crabs. They also stabilize the sediment, improve water clarity, and prevent erosion. Because of their ecological importance, these grasses are protected by federal and state law.

Why Seagrass Impacts Dock and Boathouse Permits

  • Prohibition on dredging or shading the grass

Both the U.S. Army Corps of Engineers and Alabama Department of Environmental Management (ADEM) will review your application carefully if seagrass is involved. In many cases, even the suggestion of harm to SAV (submerged aquatic vegetation) can delay or derail a project.
