Living on Ono Island, I feel a deep connection to this unique community—and staying on top of the real estate trends is a natural part of my day-to-day. As of August 4, 2025, here’s what I’m seeing on the island:
Current Market Snapshot
-
51 Active and Active Under Contract Homes
-
8 Pending Sales
-
15 Homes Sold in the past 60 days
Prices currently range from the low $500s to $7.9 million, offering something for everyone—from interior island cottages to canal-front retreats and expansive waterfront estates with deep water access.
Boating Access and Lifestyle Trends
One of the most compelling reasons to buy on Ono Island is the unparalleled access to water. Whether you're launching paddleboards at sunrise or docking a 50' sportfishing vessel, there's a home here that fits your boating lifestyle.
Here are a few boating insights buyers are asking about right now:
Canal Depths & Access
-
Canals on streets like Shoalwater Drive, Bayou Court, and Cutty Sark typically offer 4' to 6' of water depth, depending on tide and recent dredging. These areas are ideal for bay boats, center consoles up to 32', and pontoon boats.
-
Old River and Bayou St. John offer deeper, more open water, better suited for larger boats over 35'. You’ll find more substantial lifts (20,000–26,000 lbs) and covered slips here—especially along Ono North Loop West and St. John Drive.
Gulf Access & Vessel Size
Buyers with 40'–60' cruisers, sportfishers, or sailboats often focus their search on River Road, Ono Harbour, and the bayfront stretches of Ono North, where deep water and wide canals offer reliable access and dockage.
What’s Selling?
Homes that combine thoughtful upgrades, boating infrastructure, and fair pricing are moving. The average sold price over the past 60 days is just under $1.6 million, with several closings on both canal and bayfront homes.
Listings that included:
-
Gold Fortified roofing
-
Boat lifts and covered docks
-
Updated coastal interiors
-
Move-in readiness
...saw stronger interest and faster offers, especially in the $1.2M–$2.5M range.
Buyer & Seller Tips
For Buyers:
With over 50 properties on the market, this is your chance to negotiate. However, don’t wait too long on listings that offer boating access plus updates, as these are in short supply. And don’t forget the $8,000 Ono Island transfer fee, which is typically a buyer responsibility.
For Sellers:
Now is the time to position your home properly. Highlight pier and lift features, recent maintenance, and any permits secured from the Ono Island Architectural Control Committee (ACC). If you’ve got deep water access or an oversized boathouse, say so.
Final Thoughts
Whether you're looking to dock your boat steps from your back door or dreaming of a quiet coastal retreat, Ono Island has a unique way of welcoming you home. From new listings to seasoned canal homes, there’s a noticeable buzz this summer—and I’m here to help you navigate it.
