I created The Ono Watch because an island-wide number can never tell the whole story. On Ono Island, the water behind a house, the route to Perdido Pass, the age and resilience of the construction, and the condition of a pier can matter just as much as square footage.
I am Meredith, a full-time real estate advisor with more than 25 years of experience in luxury resort real estate. I am also an Ono Island homeowner. When I help someone buy on Ono Island, one of my first questions is, How do you want to use the island? A buyer who wants protected water for a larger boat has a different search from someone who wants a quiet interior street, a pool and easy access to the private boat launch.

Your property needs more than an island-wide average
No two Ono Island homes are exactly alike. The strongest pricing conversation considers the house, the lot, the water and the alternatives a buyer can purchase at the same time.
For a waterfront property, I look closely at shoreline, orientation, views, water depth, dock design, boat lifts and navigational access. For an interior property, I pay attention to construction quality, updates, outdoor living, landscaping, garage capacity, flood considerations and how the home compares with newer inventory.

The Waterfront Market
Waterfront is not one category
The phrase Ono Island waterfront home can describe very different experiences. Big water on Ole River is not the same as a protected canal. Bayou St. John, the Intracoastal Waterway, Ono Harbour and the island’s canals each create different views, boating routes, exposure and pricing considerations.
That is why I organize the waterfront search around the buyer’s boat and intended use of the property. I want to understand air draft, dock-to-Gulf time, lift requirements and the return trip—not simply whether an MLS field says waterfront.

The Ono Island New Construction Watch
New construction deserves its own market conversation
New homes are usually one of the smallest—and most closely watched—segments of the Ono Island market. A change involving one completed home, one pending sale or one new homesite can materially reshape the choices available to a buyer.
I follow new construction in four stages: vacant land, design and permitting, homes under construction, and completed inventory. That gives buyers a clearer picture than a simple search limited to homes with a recent year built.

What I Compare
New construction is not simply a newer year built.
I look at the wall system, roof, impact protection, continuous load path, FORTIFIED designation, elevation, drainage, insulation, mechanical systems, generator capacity, garage and storage, pool feasibility, warranty information, insurance documentation and how the house sits on the lot.
I am especially interested in coastal construction that addresses comfort, resilience and long-term ownership. That includes ICF home building on Ono Island, ICF compared with Gold FORTIFIED, impact-rated openings, continuous load paths and the details that help a Gulf Coast home perform well.
For clients considering a lot, I help coordinate the early due-diligence conversation around surveys, geotechnical testing, wetland delineation, utilities, setbacks, elevation and the intended home design.
