How Many Lots Are in Unit Fourteen?
Unit Fourteen has 52 lots, numbered consecutively 1 through 52. That is the count I use with buyers.
Layout reads in clear bands: a Bayou St. John waterfront group on Heron Court (roughly the lots 1–15 class along the northern bayou margin), then interior and boulevard lots along the curve of Ono Boulevard continuing through lot 52. Near Heron Court I also note a disposal / common canal-related area on the recorded layout — I treat it as canal-related common context and confirm ownership and use through title rather than inventing a label here.

Lot Measurements and Geometry
Unit Fourteen lots are organized by road frontage and water / canal orientation rather than one uniform rectangle size. Bearings and distances appear on lot lines; curve data documents the boulevard and Heron Court geometry. Buyers do not need every cell memorized. They do need to know the roads and canal geometry were surveyed with curve data, not sketched freehand.

Bayou St. John, Canal Easements & a Practical Caution
On Unit Fourteen, the water story is Bayou St. John along the northern waterfront band, plus shaded canal easements / a canal corridor tied into the legal description (including C-17 context). Iron pipes sit at street corners and where lot lines meet the canal easement. When I walk those Bayou St. John lots with a buyer, I am always separating platted polygon from usable water, pier, and bulkhead questions.
Here is my practical caution for canal buyers: the Corps of Engineers may close canals from Bayou St. John if water-quality problems develop that cannot be satisfactorily remedied. That is recorded context I want every canal-oriented buyer to hear before assuming perpetual open canal connection.
A buyer should not use the drawing alone to determine present shoreline acreage, riparian limits, pier placement, bulkhead position, canal depth, or water quality. Those questions may require a current survey, title work, elevation information, permitting review, and site-specific guidance from the appropriate professionals. Ono Boulevard & Heron Court: A Private Road Framework
The primary roads in Unit Fourteen are Ono Boulevard — a private corridor at about 100′ right-of-way — and Heron Court, a private cul-de-sac at about 50′ right-of-way serving the northern bayou lots.
Roads, canal easements, and utility / maintenance / repair / drainage easements are not dedicated to the general public. Rights of use and enjoyment run to lot owners under the Declaration of General Covenants dated September 10, 1973, recorded in Miscellaneous Book 22, Page 359, Baldwin County Probate.
That matches the private Ono Island road system buyers should expect. Street maintenance, access rules, and related obligations still follow the Declaration / POA framework rather than a public-dedication model.
Are Easements Part of Unit Fourteen?
Yes. Unit Fourteen carries shaded canal easements along the waterfront / canal band, plus utility, maintenance, repair, and drainage easements in the dedication framework — reserved for subdivision use under the Declaration, not dedicated to the general public.
Frank J. Caron reserved extensive canal-related rights for himself, his heirs, and assigns on this unit’s framework: ingress and egress over canals; dig, dredge, excavate, and remove material; deposit spoil; widen, deepen, relocate, or otherwise alter canals and jetties; and grant related easements. Those reserved rights are part of the recorded picture buyers and counsel should review with title.
For a purchase or construction decision, I would want the title commitment, all exception documents, and a current survey reviewed together.
Are There Building Setbacks?
Unit Fourteen does not lead with numeric building-setback distances I can confidently quote as stamped callouts on every lot face. Easement corridors and iron-pipe references are not the same as a building setback schedule.
Buyers still look to the Declaration of General Covenants, ACC guidelines, current covenants, and a current survey for setback control — not to a freehand reading of every dashed line on a 1985 map.
Are There Common Elements?
Unit Fourteen does not present “common elements” in the condominium sense. What it establishes is a system of shared private rights: subdivision owners may use the private roads and canal easement areas under the Declaration framework, and utility / drainage / maintenance / repair easements serve infrastructure functions for the subdivision.
