Above $5 million on Ono Island, I am usually looking for a property that could not be recreated simply by spending more on finishes: a remarkable point, extraordinary frontage, protected deep-water access, architectural distinction or a rare measure of privacy.

This is the realm of trophy Old River and Bayou St. John estates, signature point and end-of-island properties, sophisticated custom construction and waterfront compounds where the residence, pool, landscape and dock feel intentionally connected. Some opportunities may be publicly listed; others may surface through quieter conversations or only after patient timing.

I begin with discretion and specificity. I want to understand the vessel, desired water, privacy expectations, architectural standards, preferred timing and whether the buyer wants a finished legacy home or an extraordinary setting to transform.

The One Idea

Above $5 million, value becomes less linear. One exceptional acre, point, view corridor or protected dock may matter more than hundreds of additional square feet.

The premium should be supported by scarcity: land, water, orientation, privacy, marine capability, architectural pedigree or replacement difficulty. The strongest estates often combine several of those qualities without asking one dramatic feature to carry the entire price.

The Shopping Frame

How does the $5 million and above band work?

There is no reliable upper-end checklist or price-per-square-foot shortcut. Inventory is naturally thin, improvements are highly individual and land quality can outweigh house size. I evaluate each opportunity as a combination of physical scarcity, replacement cost and lifestyle fit.

Beginning around $5 million

A buyer may encounter a highly complete direct-water estate, a rare point setting, newer custom construction or exceptional land with a residence that still invites change. The property should demonstrate a meaningful step above the lower luxury bands.

As the price rises

The buyer may be paying for a larger or newer estate, more land, better orientation, extraordinary marine infrastructure or true privacy. Higher price does not automatically mean better water. I still test the dock, route, wake, exposure and shoreline as carefully as I would at any budget.

What “luxury” means here

Luxury may mean direct water and a short Gulf run. It may mean a deeper slip for a larger boat. It may mean new construction, impact glass, Gold FORTIFIED certification, a generator, pool and generous garage. I want buyers to define the word before we tour.

The purchase price is not the whole budget

Insurance, roof and opening protection, pier and lift, seawall or bulkhead, pool equipment and planned renovations belong inside the decision. An extraordinary view can be worth the work—but only when the work is priced honestly.

The Waterfront Decision

Canal, Bayou St. John or Old River?

At this level, I would not let the word “waterfront” do all the work. I would compare the daily boating routine, the view, wake exposure, dock condition and the shallowest point between the lift and open water.

Premium canal

A canal property above $5 million would need to be extraordinary as a residence or compound. Protected water can be desirable, but I would compare the premium with direct big-water alternatives because the canal's bridge, depth and turning limits do not change with the home's price. Bayou St. John

Bayou St. John can support the combination many ultra-luxury buyers seek: broad water, estate scale, privacy and substantial marine infrastructure. Multiple slips, long side piers, higher-capacity lifts, utilities and protected seating may be important. Old River

Old River is often central to the $5 million-plus search because of its southern light, barrier-island views and Gulf-oriented boating rhythm. At this level, I compare the exact view corridor, distance to Perdido Pass, nearshore depth, dock configuration, wake exposure and whether the architecture takes full advantage of the setting. Interior luxury

A buyer who does not need a private dock may direct this budget toward statement architecture, larger-scale newer construction, a pool, elevator, extensive outdoor living, oversized garage and carefully selected structural systems. At this price, I would compare the residence with the cost and time required to reproduce it. The Ono Island private boat launch remains part of the boating routine.

This budget may include substantial piers, multiple slips, higher-capacity lifts, shore power, dockside storage and shaded seating where the property and permits allow. I still begin with the vessel and route. No purchase price changes loaded draft, beam, air draft, a shallow private approach or a fixed bridge.

Finished waterfront

This is the most effortless path when the house, dock, shoreline, elevation and insurance story are all understood. At this tier, I look beyond visual updates to the expensive infrastructure: roof, impact protection, structural system, generator, elevator, HVAC, pool equipment and marine electrical.

Exceptional water with an older house

An older house can be the right purchase when the frontage, orientation and privacy are extraordinary. I want the buyer to understand whether the existing structure supports the vision—or whether the real purchase is land followed by a major renovation or replacement plan.

Newer interior or Harbour home

This path can deliver custom architecture, Gold FORTIFIED construction, impact glass, generous entertaining spaces, pool, outdoor kitchen, generator, elevator and substantial garage capacity. The comparison becomes replacement cost, construction timeline and whether the setting is worthy of the house.

Land and custom construction

An exceptional acquisition can be the first chapter of a larger legacy-home investment. Premium land plus demolition, engineering, site work, resilient custom construction, pool, landscaping and dock may place the completed project well beyond the purchase band. Property-Specific Due Diligence

What should a buyer verify before making an offer?

Elevation, flood history and insurance
Review the current elevation certificate when available, finished-floor elevation, foundation, flood zone, claim history and real quotations for flood, wind and homeowners coverage. Compare annual carrying cost—not just sale price.
Roof, impact protection and FORTIFIED documents
Confirm roof age, opening protection, certification status and supporting documents. A metal roof does not by itself establish a Gold FORTIFIED designation.
Dock, lift, boathouse and shoreline
Inspect pilings, decking, electrical service, lift capacity, cradle spacing, slip depth, permits, seawall or bulkhead, erosion and storm exposure. Ask what was repaired after major weather events.
Pool, generator, elevator and major systems
Review permits, ages, service records and replacement expectations. Specialized systems are valuable when maintained and expensive when deferred.
Renovation or redevelopment feasibility
If the value is primarily in the lot, investigate surveys, setbacks, ACC requirements, topography, wetlands, soils, stormwater, utilities and dock permitting before treating a conceptual plan as a buildable one.

What still requires judgment above $5 million?

  • Price is not proof of rarity. I still separate beautiful finishes from truly scarce land, water, privacy and dock capability.
  • A yacht still needs a boat-specific test. Private-slip depth, beam, utilities, air draft and maneuvering room remain vessel- and property-specific.
  • New does not automatically mean resilient. Construction records, opening protection, roof assembly and FORTIFIED status must be verified.
  • The best setting may still need change. Even an extraordinary point or legacy parcel can arrive with interiors, systems or marine improvements the buyer wants to replace.
  • Quiet availability is not the same as good value. Off-market opportunities deserve the same pricing discipline, inspections and due diligence as publicly marketed homes.

Some direct Bayou St. John docks can support substantial boats, but broad water does not guarantee adequate private-slip depth or dock capacity. Verify draft, beam, pier structure, lift, turning room and the entire route to Perdido Pass.

How do you value an Ono Island estate when comparable sales are limited?

I separate the property into its meaningful components: land scarcity, frontage, orientation, privacy, dock capability, elevation, construction quality, replacement cost and condition. No single price-per-square-foot calculation captures the entire estate.

Should I buy the best house or the best waterfront lot?

That depends on timing and priorities. A finished home provides immediate use and more certainty. An exceptional lot may offer irreplaceable orientation, frontage and long-term potential, but renovation or construction must be included in the true budget.
