The personal $800,000 cap

Plenty of buyers tell me they will not write a check past $800,000. They still belong on this page. That cap simply means we shop the lower half of the band more carefully and we do not pretend a trophy pier is coming along for the ride.

The $1,000,000 ceiling

Near the top of this band, the interior story can feel finished. New construction on the Harbour and North Loop side of the island starts to enter the conversation. A private deep-water dock and a brand-new house still rarely share the same check. That is not a slight. It is how this island prices water.

The true number is more than purchase price

Insurance, flood story, and the work you already know the house needs sit inside the budget. A pretty asking price that leaves nothing for the roof, the electrical, or a Fortified conversation is not a bargain. I would rather you keep a reserve than fall in love with a number on a sign.

The Water Question

Interior vs water in this band

Water on Ono Island is not one product. A quiet interior street, a protected canal, Bayou St. John, and Old River do not compete with the same dollars. In this band, the honest default is often interior. Canal is selective. Big water is the exception, not the plan.

Interior streets

This is where the house, the oaks, and the outdoor room usually win. More house for the money. Boating through the community launch. A calmer insurance and pier conversation. Start with interior homes and land.

Canal

Possible, not promised. When a canal shows up in this band, expect tradeoffs: older improvements, a pier that needs real work, narrower water, or a house that is a project after closing. Bayou St. John, Old River, and big water

Wins when you want certainty: sleep here, have guests, stop paying two places. In this band that often means interior, with the quality of the renovation doing more work than the water line. Compare paths in buy existing or build new.

Land and a build

Wins when the street or the water matters more than a move-in date. Interior lots show up more often in this band than trophy water lots. Read what to know before you build and browse land and lots.

New construction near the top of the band

Harbour and North Loop new houses can enter near $1,000,000. A Gold Fortified new house and a private pier still rarely arrive as one package. If you are building, I absolutely love ICF. Zero work, if you insist on water

A canal in this band often means age, pier condition, or a renovation after closing. Interior is where turnkey is more likely.
