One of the most common questions I hear is: Should I buy a big water lot or a canal lot?

  • Big water lots (on Bayou St. John, Intracoastal Waterway or Perdido Bay) typically offer panoramic views, larger docks, and higher resale potential. These properties are ideal for boaters who want direct access to deeper water.

  • Canal lots provide more protection from wind and waves, and often come with calmer waters for docking smaller boats, jet skis, or kayaks. They’re also generally more budget-friendly than big water lots.
