How to Choose the Perfect Lot for Your New Home on Ono Island

When you’re considering building a new home on Ono Island, the very first step is selecting the right lot. This choice will shape not only your building options but also your lifestyle, long-term value, and resale potential. Over the years, I’ve helped many homeowners navigate this process, and I’ve learned that choosing a lot on Ono Island is about far more than simply finding a piece of land with water views.

Big Water vs. Canal Lots

One of the most common questions I hear is: Should I buy a big water lot or a canal lot?

  • Big water lots (on Bayou St. John, Intracoastal Waterway or Perdido Bay) typically offer panoramic views, larger docks, and higher resale potential. These properties are ideal for boaters who want direct access to deeper water.

  • Canal lots provide more protection from wind and waves, and often come with calmer waters for docking smaller boats, jet skis, or kayaks. They’re also generally more budget-friendly than big water lots.

When helping homeowners, I always ask about how they’ll use the property day to day. Are you a passionate offshore angler who needs quick Gulf access? Or do you want a quieter setting where the boat stays protected year-round?

Elevation and Flood Zones

In Orange Beach, Alabama, elevation matters. Many buyers don’t realize how flood zones directly impact construction costs, insurance rates, and long-term value. Always request:

  • Confirmation of the property’s flood zone (AE, VE, or X)

  • Input from your builder on fill requirements and drainage solutions

Choosing a lot with the right elevation can save you thousands in site prep and insurance.

Setbacks and ACC Regulations

The Architectural Control Committee (ACC) plays a key role in ensuring Ono Island maintains its integrity and character. Each lot has setback rules (the distance between your home and the property lines), which can affect home size, pool placement, and outdoor living features. Before you fall in love with a lot, make sure your builder or advisor reviews the ACC guidelines for that unit.

Lifestyle & Future Resale Value

Beyond water and elevation, think about daily living and resale potential:

  • Proximity to Ono’s guard gate for easy access in and out

  • Street orientation for sunset or sunrise views

  • Lot depth for accommodating 3-car garages, pools, and outdoor kitchens

  • Resale considerations: larger frontage and deep lots tend to hold value best

Many of my neighbors who built here 10–15 years ago tell me the lot decision was the most impactful part of their building journey.

My Advice

If you’re just beginning the process, start by narrowing down your must-haves (boating depth, views, location) versus your nice-to-haves (sun orientation, proximity to friends). I can help you compare current Ono Island lots for sale, review elevation maps, and walk you through resale considerations.

Building on Ono Island is a dream — but choosing the right lot makes all the difference.
