From Breaking Ground to Final Inspection: A Real Look at Building a New Home on Ono Island

There’s something special about watching a home come to life from the first shovel in the dirt to the final walkthrough. Recently, I followed a new construction build on Ono Island from the footing inspection all the way to the certificate of occupancy. It was a fascinating process that gave me—and the future homeowners—a front-row seat to what it really takes to build here on the Gulf Coast.


Breaking Ground: Footing Inspection

Day 1 – The journey began with the footing inspection, led by Ashley Anderson. This step is all about making sure the foundation is set correctly—literally the base of everything that comes next.
"If your foundation isn’t right, nothing else will be," the builder told me that morning. "We triple-check measurements and depth because coastal soil conditions can vary from one lot to the next on Ono Island."


Forming the Slab: Ready to Pour Concrete

Day 48 – Nearly seven weeks later, the site was ready for the slab pour. The plumbing and electrical conduits were in place, and the weather was perfect. The smell of fresh concrete and the sight of smooth trowel work felt like a major milestone.
One neighbor walking her dog stopped to watch and said, "It’s amazing how quickly it starts to look like a home once the slab goes down."


Framing Strength: Strapping Inspection

Day 63 – Just 15 days after the slab inspection, the framing had gone vertical. At this stage, inspectors checked the hurricane strapping to ensure the house met coastal wind-load requirements.
"We use straps rated for well above the minimum code," the builder noted. "It’s an investment that pays off in safety and insurance savings."


Protecting Against the Elements: Weather Resistant Barrier

Day 82 – Nineteen days later, the sheathing was wrapped in a weather-resistant barrier. The white material flapped lightly in the breeze, ready to shield the home from moisture intrusion.
"That’s when you know it’s about to really start taking shape. Once the wrap goes on, the exterior comes together fast."

The Big Check: 4-Way Inspection

Day 107 – Twenty-five days later, the 4-way inspection took place. This is one of the most comprehensive checkpoints, where framing, plumbing, electrical, and HVAC rough-ins are all reviewed at once.
"Passing this inspection is like getting the green light to move forward with the fun stuff—insulation, drywall, and finishes," the builder explained.


Efficiency Matters: Energy Insulation Inspection

Day 146 – Thirty-nine days later, the insulation was installed and inspected for energy compliance. High standards were followed to help with energy efficiency and insurance cost savings.
"Insulation isn’t just about keeping you cool in summer and warm in winter," the builder reminded me. "It’s also about soundproofing and long-term value."


Crossing the Finish Line: Final Inspection

Month 10 – After months of work, careful coordination, and weather delays that come with coastal building, the final inspection was completed. The certificate of occupancy was issued, and the homeowners were ready to move in.
The builder reflected, "Every home has its challenges, but there’s nothing like handing over the keys and knowing it’s built to last."
