When I drive along Perdido Beach Boulevard, my eyes go straight to Turquoise Place. With its turquoise-tinted glass and Gulf-front presence, it is the largest and one of the most recognizable condominium properties in Orange Beach. For owners and buyers, Turquoise Place represents elevated coastal living with expansive views, generous floor plans, and resort-style amenities in the heart of town.
A zoning update that improved access
In 2022, a zoning change from single-family residential to Planned Unit Development (PUD) made it possible to construct a four-story parking garage directly east of the Turquoise towers. The structured parking has helped relieve overflow that previously spilled into a gravel lot across the street. Owners and guests now benefit from direct, convenient parking that supports day-to-day livability and the overall experience at Turquoise Place.
The adjacent property to the east also shifted to PUD, creating a pathway for future residential development. Today, those owners are seeking to subdivide four lots into a 23-lot residential subdivision, a proposal scheduled to go before the Orange Beach Planning Commission this fall.
What this means for Orange Beach
- For Turquoise Place owners: Structured parking adds convenience and helps reduce congestion around the towers.
- For nearby property: A potential new subdivision can introduce thoughtfully planned housing options in a prime location.
- For future buyers: Understanding how zoning and nearby projects evolve is useful when evaluating long-term value and neighborhood dynamics.
Taken together, these updates reflect a measured approach to growth that supports accessibility, livability, and property value across the Gulf Coast.
Other projects on the horizon
- Proposed subdivision of The Wharf Landing Phase Two into 12 single-family lots within a gated community.
- Proposed split of a mobile-home-subdivision lot on Oak Ridge Drive West into two parcels.
- Proposed division of a lot on Pensacola Avenue into two separate lots.
- Proposed use of 3.3 acres on Canal Road as a laydown yard and outdoor storage area.
- Proposed PUD rezoning of the former Romar Baptist Church site to convert the existing building into a 100-room beachfront hotel.
My perspective as a local advisor
Turquoise Place remains one of the most prestigious condo addresses in Orange Beach. Improvements around the property continue to support a high-quality owner and guest experience. If you are considering a purchase or sale at Turquoise Place or anywhere along the beachfront, I would be glad to share current opportunities and neighborhood-level insights. If you are also exploring properties with boating amenities or want to compare options on Ono Island or in Gulf Shores, I can help you navigate the possibilities with clarity and confidence.
