What $1,000,000 to $1,500,000 Buys on Ono Island
This is where canal and some big-water conversations get honest—renovated water, a real dock talk, or a newer interior / Harbour house, without pretending trophy Old River comes along for the ride.

When a buyer crosses a million dollars on Ono Island, they often think the water question is settled. It is not. It just gets more honest.
Houses come and go. This page is built to still make sense years from now: canal vs a newer interior, a real dock vs the community launch, some Bayou conversation vs trophy big water. For the wider map, start with what your money can buy on Ono Island. The band under this one is what $750,000 to $1,000,000 buys.
I will not freeze a list of addresses here. Call or text me with your ceiling, whether the boat must live in the backyard, and whether you want keys next season or a lot and a build. I send a live shortlist.

In this band you can finally have an honest dock conversation—and you still choose which Saturday you want.
A renovated canal with a pier that actually fits the boat. A brand-new interior or Harbour house that feels finished. Land, if the street and the water come first. Same dollars. Different lives. Pick the Saturday. Then we shop.
How this band works
$1,000,000 to $1,500,000 is a round frame buyers actually use. The asking prices will move. The choices inside the frame stay useful: canal vs interior, dock vs launch, finished vs land, some big water vs trophy big water.
Crossing $1,000,000
Under a million, canal is selective and big water is the exception. Crossing this number is often when a renovated canal house, a usable dock conversation, and Harbour or North Loop new construction start to feel honest rather than like a stretch.
The $1,500,000 ceiling
Near the top of this band, canal quality can improve and some Bayou St. John conversations begin. A turnkey house on trophy Old River still rarely shares this check. That is not a slight. It is how this island prices open water.
Two Saturdays, same dollars
Buyers in this band often compare an updated canal house against a newer interior or Harbour-area build. One Saturday is coffee on the pier. The other is a quiet oak street and a fortified new house. I would rather you choose the Saturday first.
The true number is more than purchase price
Insurance, flood story, pier condition, and the work you already know the house needs sit inside the budget. A pretty water photo that leaves nothing for the dock, the roof, or a Fortified conversation is not a bargain.
Canal vs interior vs some big water
Water on Ono Island is not one product. In this band, canal becomes a real path. Interior still wins if you want new and quiet. Some big water can enter the conversation. Trophy shoreline with a house you do not have to rebuild is generally the next band.
Canal
This is where the canal conversation gets honest. Renovated canal homes and usable docks show up more often than they do under a million. You still verify width, depth, wake, and whether any stretch is bridge-locked. Start with canal-front homes and land and the canal guide for widths, depths, and boat access.
Interior, Harbour, and North Loop
If the priority is a finished, fortified house on a modern street, this band often buys more house than water. Harbour and North Loop new construction commonly live here. Oaks, outdoor rooms, community launch. Start with interior homes and land.
Some Bayou St. John
Some Bayou conversations begin in this band, usually with age, size, or renovation still in the deal. It is not the default, and it is not every stretch of the Bayou. Use Bayou St. John and the street-by-street waterfront guide when you want the water map.
Old River and the prime T-streets
West Ono Boulevard is closest to the island entrance and feeds the T-streets buyers name in the same breath as Old River south and Bayou St. John north. East Ono Boulevard is quieter, with canals south and a shorter hop toward Perdido Pass. I will not bait this page with a trophy T-street house you are unlikely to purchase here. When you want that water, read the Old River buyer guide. That conversation usually lives in a higher band.
A renovated canal and a brand-new interior are the same dollars and two different lives.

Boat life at $1,000,000 to $1,500,000
Tell me whether the boat must live in the backyard or whether a community launch still feels like a good life. In this band, both answers can be true.
A private dock
More realistic here than in the band below. Usually on a canal, sometimes with work still ahead on the pier. Draft, beam, and bridge-locked stretches matter more than the listing photo. See homes with docks and boathouses.
The community launch
Still how many owners in this band actually get on the water—especially if they spent the dollars on a new interior or Harbour house. Bay boats and dual consoles fit that Saturday. You keep the house finished, and you still make sunrise.
What this band is not
This is not the default page for a covered boathouse on trophy Old River with a house you do not have to touch. That conversation lives higher on the budget map.
Finished home vs land vs new construction
The same budget can buy keys next season, or a lot and a calendar. Be honest about time.
A renovated canal house
Wins when the pier is the point and you will live with some age, some work, or a house that was updated for someone else’s taste. Compare paths in buy existing or build new.
Harbour and North Loop new construction
Often the honest finished-house path in this band: Gold Fortified, a modern street, a house that feels new. A private deep-water dock still rarely arrives in the same package. If you are building, I absolutely love ICF. Advising clients on building on Ono Island is one of my favorite parts of the job. Start with ICF home building and construction.
Land and a build
Wins when you want the street or the water drawn for your boat and your light, and you will wait on design, permitting, and construction. Land with a clear build path still competes here. Read what to know before you build and browse land and lots.
What you usually give up in this band
I would rather say this on the first call than after you have fallen in love with the wrong water.
Trophy Old River, if you want a finished house
Prime T-street Old River with a house you do not have to rebuild is generally the next band, not this one.
Brand-new and a private deep-water dock
Those two still rarely ride together at this number. Choose which one you will not compromise.
Zero work, if you insist on open water
Some Bayou in this band often means age, pier condition, or a renovation after closing. Canal is where turnkey-enough water is more likely. Interior is where turnkey house is more likely.
The questions
Questions buyers ask in this band
Click a question to open the answer.
Can I get a real canal dock between $1,000,000 and $1,500,000?
More often than in the band below. This is where renovated canal homes and honest dock conversations become realistic. You still verify width, depth, and whether any stretch is bridge-locked. A pretty pier photo is not a boat that fits.
Call or text me if a dock is non-negotiable. We will shop that truth.
Is Harbour or North Loop new construction in this band?
Often, yes—when the priority is a finished, fortified house on a modern street rather than trophy big water. That is one of the cleanest uses of this budget.
Call or text me if you want to walk new construction in this band.
Do I get Old River at $1,500,000?
Usually not a turnkey house on trophy Old River. Some Bayou St. John conversations can begin. Prime T-street Old River with a house you do not have to rebuild generally lives in a higher band.
If Old River is the point, tell me that on the first call so we do not shop the wrong water.
Canal house or a new interior?
Same dollars, two Saturdays. Canal wins when the boat must live here. New interior or Harbour wins when you want quiet, new, and a simpler insurance file. I would rather you choose the Saturday first.
Call or text me if you want to walk one of each in the same trip.
Land or a finished home at this budget?
Finished homes win when timing matters. Land wins when you want the street or the water first and will wait on a build. Be honest about a full construction number, not just the lot price. If you are building, I absolutely love ICF.
Call or text me if you want to walk vacant land in this band.
How do I use this page with Meredith?
Bring five answers: budget ceiling, water yes / canal / must-dock / some Bayou, beds and baths, new vs existing, and hold vs personal use. I send a short live list. This page is the map. The shortlist is what is actually on the board.
Call or text me when you have those five.
Tell me the ceiling, the water answer, and the timeline.
I will read this band against what is actually available—renovated canal, Harbour and North Loop new construction, some Bayou, land—and send a focused shortlist.
Then call or text me. The right house in this band starts with an honest Saturday, not a brochure.
