The summer sun is high, the boats are moving up and down Cotton Bayou and Terry Cove, and real estate activity in Orange Beach is heating up—just like the temps. As someone who lives and works in Orange Beach every day, I can tell you this: July 2025 is revealing some surprising trends that both buyers and sellers should know.

What I’m Seeing on the Ground

The July market has seen a notable uptick in showing activity—especially for new construction homes and updated properties near the water. Buyers are back from early summer vacations, and there’s a renewed push from those hoping to close before the start of the school year or before interest rates shift again. In fact, I’ve had multiple showings this month where buyers said, “We’re ready now, we just need the right fit.”


Top 3 Trends in July 2025

1. Increased Demand for Boating Properties

Homes with boat lifts, deeded slips, or proximity to marinas like Zeke’s and Bear Point are seeing strong buyer interest. One couple told me during a tour this week, “We want to walk to the boat and be in the Gulf in 10 minutes.” That type of convenience is driving demand.

2. Price Sensitivity

Buyers are savvy and watching price reductions. If your home isn’t priced right—or doesn’t feel turnkey—expect low offers or delayed traffic. Sellers who’ve made thoughtful updates (metal roofs, ICF construction, impact windows) are seeing faster movement.

3. Low Inventory in Key Neighborhoods

Places like Ono Island, Terry Cove, and Bear Point continue to have limited options, especially for buyers under $1.2M. When a well-priced property comes up, it's often under contract within days.


July Advice for Sellers

If you’re on the fence about listing, July is a powerful window—especially for second home or vacation home sales. Many buyers are visiting the area for summer and fall planning. To stand out:

  • Price based on closed comps, not just active listings

  • Stage with coastal charm but avoid clutter

  • Highlight boating access or proximity to beaches

  • Promote Gold Fortified certification or ICF construction

Personal Tip: I recently helped a seller on River Road reposition their listing with updated photos, a targeted price, and builder-backed upgrades. Within 14 days, we saw triple the showings and strong interest.


What Buyers Need to Know Right Now

If you're looking to buy, this month is about timing and clarity. Mortgage rates have remained steady, and more listings are expected post-July 4th. That said:
