The Coastal Homesite Guide

Before You Build: Wetlands, Soil Testing, Elevations & Coastal Due Diligence

What buyers and sellers should understand before purchasing a homesite on Ono Island, in Orange Beach or elsewhere along the Alabama Gulf Coast.

By Meredith  |  Gulf Coast Real Estate Advisor & Ono Island Homeowner

Purchasing vacant land along the Alabama Gulf Coast can be an extraordinary opportunity—but a beautiful homesite is not automatically a buildable homesite.

Buying Coastal Homesite Vacant Land

On Ono Island, in Orange Beach and throughout coastal Baldwin County, some of the most important parts of a property are the ones we cannot see from the road. Wetlands, soft soils, undocumented fill, high groundwater, flood-elevation…

New Construction Homes on Ono Island: Watching a Home Begin at the Foundation Stage

I was out showing homes one morning on Ono Island when we passed a lot mid-construction, and it stopped me for a second. All around it were finished houses with polished exteriors and landscaping that felt settled. Then, right in between, was this raw, in-progress space that made the building process feel very real.

The foundation walls were going up with stacked concrete block outlining the home’s footprint. Room divisions were already starting to show, even though they were only a few blocks high. Pallets of wrapped block were staged neatly on the sand for the next phase, and a small mixer sat nearby ready to work.

The lot was sandy and ringed by…

Yellowfin Center Console in Orange Beach, Alabama: The Offshore Fishing Boat Buyers Ask About

I snapped these photos in Orange Beach on a crystal-clear day, and if you know boats, you probably noticed it immediately: this is a Yellowfin-style offshore center console built for speed, range, and serious Gulf fishing.

Some boats look like recreation. A Yellowfin looks like intention. Meredith Folger Amon

From the hull profile, the hardtop, the outrigger setup, this is a Yellowfin center console. It is most consistent with the popular 29 to 32-foot class that’s common in our area.

Best Fishing Boat for Red Snapper in Orange Beach & Ono Island

Fishing offshore for red snapper in Orange Beach and around Ono Island isn’t just a hobby — it’s a way of life. After spending early mornings in salt spray and late afternoons on the hook box with friends and family, I’ve learned what makes a boat truly reliable when you’re running 15–40 miles offshore targeting big reds.

“When you’re heading out into the deep Gulf of Mexico, confidence in your boat isn’t a luxury — it’s a necessity.”

Why Red Snapper Fishing Is Unique

Red snapper season in the Gulf demands a boat that can handle chop, carry enough gear, and give you space for passengers without feeling crowded. Whether you’re heading out from a Harbor or the back bays near…

Canary Palm Trees on Ono Island: Why These Coastal Palms Turn Heads

Not long ago, I was riding around Ono Island with a buyer who was touring homes with me for the first time. As we slowed past one particular property, she pointed toward the front yard and asked, “What kind of palm tree is that? It looks like something out of a resort.”

Canary Palm Tree Ono Island

She was talking about a Canary palm, sometimes called a Canary Island date palm. I smiled, because these are some of my favorite statement trees on the island. There are several beautiful examples scattered across Ono Island, and they add a very specific kind of presence to a property: a sense of Gulf Coast grandeur that feels both timeless and intentional.

As a local real estate advisor who…

Heron Court’s Lot 1 Replat on Ono Island: My Local Real Estate Perspective

Heron Court Subdivision Ono Island Homes

Looking at Heron Court’s Lot 1 Through a Local Lens

Living on Ono Island, I pay close attention to how our lots, canals, and waterfront peninsulas evolve over time. When I saw the proposed replat for Lot 1 in the Heron Court Subdivision, I pulled the staff report from the Baldwin County Planning Commission so I could understand exactly what was being requested and what it might mean for current and future owners. :contentReference[oaicite:0]{index=0}

The proposal is straightforward and, in my opinion, very positive. The owners are asking to relocate the interior lot line between the existing Heron Court Lot 1 and a neighboring meets-and-bounds…

Turtle-Friendly Lighting on the Orange Beach Coast: What Condo Owners and HOAs Need to Know

Along our Gulf-front shoreline in Orange Beach, sea turtle nesting season is part of the natural calendar. Every year, from roughly May through October, adult turtles come ashore to nest, and hatchlings emerge at night and make their first run to the water. What many condo owners do not realize until they read their rules packet is that balcony and exterior lighting can quietly determine whether those hatchlings make it to the Gulf.

Why this matters: Sea turtles navigate by light. If the brightest glow comes from a condo tower instead of the Gulf horizon, hatchlings can head the wrong direction.

That single fact explains why so many Gulf-front…
