When I open the Unit Four plat with a buyer, I am not simply counting lots. I am studying the relationship between Ono Boulevard, the shoreline, recorded access rights, utility and drainage easements, lot proportions, and the governing documents that became part of ownership.

The sheet is titled Ono Island Subdivision - Unit Four, located in Baldwin County, Alabama. It was prepared by Poly Engineering Surveying of Mobile at a scale of 1 inch equals 100 feet. The title block carries a January 1974 date, placing it in the same general recording-and-approval era as the island's Declaration of General Covenants and Restrictions dated September 10, 1973.

The recorded drawing is an essential historical and legal map layer. It is not, by itself, a present-day boundary survey, title examination, building-envelope determination, flood review, or approval to construct a home, pool, pier, lift, boathouse, bulkhead, or other improvement.

Where Is Unit Four?

Unit Four sits along Ono Boulevard within the private Ono Island community in Baldwin County. On the recorded drawing, waterfront-oriented lots extend from the private boulevard toward a continuous, meandering shoreline margin.

The drawing relates Unit Four to the broader Ono Island subdivision through tract, match-line, covenant, and approval references. It should be read as the recorded geometry layer rather than a street-level description of how every property looks today.

The specific waterbody name is not clearly printed on the portions of the attached sheet used for this analysis, so I describe the feature exactly as the drawing supports: the waterfront or shoreline margin opposite Ono Boulevard.

How Many Lots Are Shown?

Near the title block, the recorded page carries a clear stamp: “THIS PAGE CONTAINS 68 LOTS.” That is the number I use for the Unit Four sheet because it is printed on the recorded page rather than estimated from a reduced image.

Lot numbers appear in readable bands along the boulevard. Examples include lots in the teens and twenties, a longer middle sequence, and higher-numbered lots through 68 near the curve. Match-line language indicates the plat work may involve more than one sheet, so the 68-lot statement should be understood as the page's own recorded count—not an invented total for some broader area.

Ono Boulevard: Private Road With a 100-Foot Right-of-Way

The primary roadway is labeled Ono Boulevard - Private Road - 100' R/W. The 100-foot right-of-way describes the recorded road corridor; it should not be confused with pavement width, a building setback, or the amount of land available between a home and the road.

The boulevard curves, and the sheet includes surveyed curve data rather than treating the roadway as a straight line. This matters because a curved-road parcel may have a different width at the road, through the middle of the lot, and along the shoreline.

The private-road label also works together with the dedication and easement language: the recorded roads and certain easements serve the subdivision and its owners rather than constituting a blanket dedication for general-public use.

Waterfront Lot Measurements and Geometry

The lots shown along the corridor are waterfront-oriented. Their rear boundaries follow a meandering water or shoreline margin rather than one uniform straight line. That natural edge creates variation in lot depth, shoreline frontage, and overall shape.

Readable side-line examples commonly appear in approximately the 300-to-350-foot range on portions of the sheet, with other lines running from the mid-200s into the low-to-mid 300s depending on location. Many road frontages appear to fall in an approximately 80-to-100-foot class, and several middle-band lots show about 80 feet along the boulevard.

These are descriptive ranges read from the supplied drawing, not guaranteed dimensions for every Unit Four parcel.

Easements, Roads, Bridges, and Shared Rights

The developer language designates road and easement areas for utilities, maintenance, drainage, repair, access, and related uses. The roads and easements are not dedicated for unrestricted use by the general public. Rights of use and enjoyment are instead tied to owners of lots and living units within Ono Island Subdivision under the Declaration.

The plat language reserves rights-of-way and easements for ingress and egress and for utility, drainage, maintenance, and repair purposes over, along, across, and under the roads, bridges, and easement areas shown. It also contains broader reservation language concerning the ability to grant or license easement rights and potentially dedicate interests to a public agency.

Utility-easement callouts appear along portions of the road frontage. I would never assume that every affected strip has the same width or that the plat is the only source of easement rights. A current title commitment, its exception documents, the deed, recorded restrictions, and a current survey should be reviewed together.

Covenants, POA Membership, and Approvals

The plat incorporates the Declaration of General Covenants and Restrictions dated September 10, 1973, recorded in Miscellaneous Book 22, Page 359, Baldwin County Probate records. Unit Four is described as an addition to the “Existing Properties” under the Declaration.

The recorded language states that owners of Unit Four lots automatically become members of the Property Owners Association of Ono Island and are obligated to pay maintenance assessments under the Declaration. Approval language also reflects the addition of the Unit Four lands to the Existing Properties.

Are Building Setbacks Shown?

The supplied Unit Four sheet does not clearly state numeric building-setback distances as separate, reliable callouts in the way some later recorded plats do. I would not assign setback footage that the drawing does not plainly support.

That does not mean a Unit Four lot has no setbacks. Current construction placement may be affected by the Declaration, local covenants, ACC requirements, easements, present boundaries, flood-zone and elevation requirements, environmental or coastal rules, and permitting standards.

My practical rule: use the plat to understand how the lot was created; use the current survey, title documents, restrictions, and written approvals to determine what can be built today.

Are There Common Elements?

The sheet does not present condominium-style common elements. It does, however, establish a shared private framework for the benefit of subdivision owners: roads, bridges, rights-of-way, easements, access, utilities, drainage, maintenance, and repair.

Shared use does not automatically answer ownership or maintenance responsibility for a particular strip of land or improvement. Those questions belong in the parcel's deed, title work, association documents, recorded covenants, and any later amendments.

How I Use the Unit Four Plat With Buyers

1. Locate the lot.
Match the lot number and Ono Boulevard frontage to the recorded sheet and the current listing.
2. Read the waterfront geometry.
Compare side depth, shoreline shape, existing improvements, dock area, and present survey information.
3. Follow every title exception.
Review access, utility, drainage, maintenance, road, bridge, and other recorded rights affecting the parcel.
4. Confirm present-day buildability.
Coordinate survey, title, ACC, elevation, flood, utility, permitting, and construction review before relying on a conceptual plan.
5. Evaluate the water separately.
The plat does not establish current water depth, navigability, dock condition, lift capacity, or permit status.

The recorded page stamp states that the page contains 68 lots. That is the number I quote for the supplied Unit Four sheet.

Is Ono Boulevard public in Unit Four?

No. The plat labels Ono Boulevard as a private road with a 100-foot right-of-way and states that the road and easement areas are not dedicated for general-public use.

Are Unit Four lots waterfront?

The lots shown along the boulevard corridor are drawn toward a meandering waterfront or shoreline margin. The current shoreline, water depth, dock condition, and permitting still require separate verification.

Does the plat establish today's building setbacks?

No reliable numeric building-setback schedule is clearly stated on the supplied sheet. Buyers should use current covenants, ACC requirements, title work, and a current survey.

Do Unit Four owners become POA members?

Yes. The recorded language states that lot owners become members of the Property Owners Association of Ono Island and are subject to assessment obligations under the Declaration.

Does Google Maps show the official Unit Four boundary?

No. The embedded map is for orientation only. The recorded plat and a current parcel-specific survey are the appropriate sources for legal boundaries.

Why Unit Four Still Matters

Unit Four is a useful example of why a numbered Ono Island unit is more than an MLS label. The recorded sheet explains how the lots relate to a private-road corridor, a changing shoreline, shared easement rights, and the Declaration that frames ownership.

Two waterfront properties can look similar online yet differ substantially in road frontage, lot depth, shoreline shape, easements, elevation, existing structures, water depth, and buildability. The plat helps us ask better questions before those differences become surprises.
