As a real estate advisor specializing in luxury homes and new construction on Ono Island and across Orange Beach, one of the most frequent questions I hear from buyers relocating from Florida or other coastal markets is:
"Why are homes here wood-framed instead of built with cinder block?"

It’s a great question—and the answer lies in local building practices, engineering strategy, regional climate conditions, and cost-effective fortified construction. Here’s a breakdown of what’s behind the frame-first preference in our market.


 Why Frame Construction Dominates in Orange Beach & Ono Island

1. Engineered for Strength: It’s Not Just Wood

Homes here may be “frame-built,” but they’re not standard. Today’s modern Gulf Coast homes—especially those built after 2010—are constructed with:

  • Pressure-treated lumber

  • Hurricane straps

  • Steel anchors

  • Plywood sheathing with fortified bracing

  • Impact-rated windows and doors

In fact, many of these homes exceed the performance of concrete block construction when built to Gold Fortified standards.

Gold Fortified Certification, developed by the Insurance Institute for Business and Home Safety (IBHS), provides strict structural guidelines that reduce the risk of storm damage. This includes a continuous load path from roof to foundation—achievable through advanced framing.


2. Soil & Elevation

The water table on Ono Island and throughout Orange Beach is high, and soil conditions can be sandy or marsh-like. Wood-frame homes on raised pilings or elevated slabs are better suited to this environment than heavy block structures, which are less flexible in shifting or saturated soils.

3. Cost & Speed

Concrete block homes are more expensive to build and slower to construct, especially in rural or island locations where concrete delivery is limited. Framers, on the other hand, are readily available in Baldwin County. That means:

  • Faster build times

  • Lower labor costs

  • Easier sourcing of materials

This doesn’t mean the homes are less durable—it just means the methods are optimized for our environment and labor market.


4. Hurricane Resilience

Most people assume concrete block is the gold standard for hurricanes—but frame construction, when properly engineered and fortified, can perform just as well (if not better) in wind and water events. In fact, some of the best-performing homes post-Hurricane Sally were Gold Fortified frame homes.


5. Architectural Flexibility

Wood framing allows for more custom design features like:

  • Vaulted ceilings

  • Expansive porches

  • Custom rooflines

  • Stacked porches with outdoor kitchens

  • Elevated pools and entertaining decks

This flexibility is especially popular with modern coastal architecture, which blends indoor and outdoor spaces with open layouts.


 What About Concrete Options?

While cinder block is less common, some owners do choose:

  • ICF (Insulated Concrete Forms) for added insulation and wind resistance

  • CMU block on the ground level with wood framing above

  • Concrete slab foundations with piers and stem walls

I've worked with clients building ICF homes and hybrid designs—especially on the Gulf-facing or Old River side of Ono Island—where wind load and water surge are a greater concern. These homes are stunning, resilient, and often more expensive to build, but may offer peace of mind for buyers with a background in Florida or South Florida-style masonry.


 My Advice for Buyers Considering New Construction

If you’re building or buying new construction on Ono Island or in Orange Beach:

  • Look for the Gold Fortified designation

  • Ask about wind load engineering

  • Consider elevating the slab or using pilings based on flood zone

  • Don’t discount frame-built homes—they’re strong, efficient, and storm-tested

When paired with proper roof systems, fasteners, window protection, and elevation, a well-built frame home on the Gulf Coast is a sound and smart investment.
