I work with many buyers who know exactly what they want on Ono Island. They may picture a certain water view, a protected place for the boat, a generous kitchen, an easy indoor-outdoor floor plan, a particular number of bedrooms or a home designed around the way they truly live.
We search carefully. We study existing homes, off-market possibilities and different areas of the island. Yet sometimes the right combination of location, architecture, condition, boating access and price simply does not come together in an existing property.
That is often when the conversation turns toward building.
Building a custom home on Ono Island is not necessarily the simplest path, but goodness, it can be one of the most rewarding. It offers the opportunity to begin with the setting and design a home around the view, the light, the boat, the trees and the life you hope to enjoy here for years to come.

The decision to build often begins with a wish list that is too important to compromise. A buyer may want several of the following qualities in one property:
A particular shoreline, canal orientation, water depth, dock configuration, lift capacity or route to open water.
A timeless coastal exterior, specific ceiling heights, generous windows or a floor plan that frames the view.
The right garage, storage, elevator, office, guest spaces, mudroom or easy path from the dock to the house.
A pool, summer kitchen, covered porches, shaded gathering spaces and landscaping designed for the coastal setting.
Modern systems, resilient materials, appropriate coastal detailing and a home designed for long-term ownership.

Ono Island is a remarkable place to live, and it is also a distinctive place to build. A successful project may require coordination among the builder, architect, engineer, surveyor, site contractor, landscape professional, pool contractor, marine contractor, utility providers, reviewing authorities and other specialists.
The team may need to evaluate setbacks, easements, flood and elevation considerations, drainage, trees, access for equipment and deliveries, site preparation, foundation design, architectural review, utilities, coastal exposure, pool placement and—on waterfront properties—docks, lifts, seawalls or shoreline conditions.
No two homesites tell quite the same story. A lovely canal lot, a big-water property and an interior homesite may call for very different planning. That is why I am cautious about broad assumptions and quick square-foot pricing before the property and proposed home have been studied together.

Understanding Who Reviews What
One point that occasionally surprises buyers is that Ono Island is outside the City of Orange Beach permitting area. Current public guidance directs Ono Island projects to the Baldwin County Building Department for permitting. Baldwin County’s process may involve building, floodplain, trade and other project-specific requirements, depending upon the property and scope. The City of Orange Beach notes this jurisdictional distinction, and buyers can review Baldwin County’s current permit checklists.
Government permitting is only one layer. Private architectural standards, property restrictions and association procedures may also affect the design and timing. Requirements can change, and the details must be confirmed for the individual parcel and project before plans or budgets are relied upon.
On Ono Island, a beautiful design must also become a buildable, reviewable and well-coordinated plan.
