How to think about rental projections, multiple units for sale, seller motivations and your responsibility as an investment buyer

“This will be my first investment property, so I apologize for all the questions.”

Please never apologize for asking thoughtful questions. Purchasing a vacation rental or investment property is a meaningful decision, and good questions are part of the process. I am always glad to provide the property information that is available to me and help a buyer navigate the real estate transaction.

However, there is an important distinction between helping someone purchase real estate and determining whether that property will be profitable for that individual buyer. Rental projections are not promises, past performance is not a guarantee, and every buyer brings a different down payment, financing structure, tax situation, management plan, expense profile and intended amount of personal use.

My role is to help you obtain available property information and navigate the purchase. Your role is to independently review that information, verify the numbers and decide whether the investment suits your goals.

Question One

Is it a red flag when several units in a small building are listed at the same time?

Not automatically. It is something for a buyer to notice and research, but it should not lead to an immediate conclusion. Several listings may point to a shared concern within the building—or the timing may be entirely coincidental.

One owner may be purchasing a different property. Another may be simplifying an estate, retiring from vacation-rental ownership, paying for a major life expense or moving money into another investment. Someone else may simply feel that the time is right to sell. Unless a seller chooses to disclose a personal motivation, a real estate advisor may not know why that owner is selling.

The most useful question is not, “Why are several people selling?” when the answer may be unknowable. A better question is, “What information can I independently review to understand the building?”

Information an investment buyer may wish to investigate

Association declarations and bylaws

Rules and rental restrictions

Budgets and financial statements

Reserve information

Recent meeting minutes

Pending or discussed assessments

Insurance information

Planned repairs and capital projects

Litigation or known disputes

Management and operating expenses

The buyer should personally review these materials and consult qualified professionals when interpretation or specialized advice is needed.

Question Two

Why would an owner sell a property that earns a profit on Airbnb or another rental platform?

A profitable property can still be the right property for an owner to sell. Profitability is only one part of a person’s financial and personal picture.

An owner may want to redeploy equity, reduce debt, complete a tax or estate strategy, purchase a property closer to home, stop managing short-term rentals or free up cash for an unrelated need. Health changes, divorce, inheritance, retirement and a change in personal priorities can all influence a sale. Some owners also decide that the return on their equity no longer meets their expectations—even when the property produces positive income.

Did you know that two owners can operate nearly identical condominiums in the same building and achieve very different results? Photography, furnishings, reviews, pricing strategy, management fees, maintenance, sleeping capacity and owner-blocked dates can all affect performance. A seller’s experience should therefore be treated as one data point, not as a promise of what the next owner will earn.

Question Three

Is historical rental information available for every property?

No. Some sellers provide detailed statements, while others provide limited information or none at all. A unit may have been used personally, rented only occasionally, managed privately, recently renovated or listed with a management company that does not release records without the owner’s authorization.

It is also important to distinguish among three very different types of information:

When rental information is supplied, the buyer should independently confirm what the figures include, the period they cover and whether they reflect gross revenue or actual net income after expenses.

A rental projection is the beginning of the research—not the end

I recommend that a prospective investment buyer speak directly with two or three established local property-management companies. Ask each company to prepare its own opinion based on the specific unit, building, furnishings, view, condition, sleeping capacity, amenities, rental rules and intended owner use.

Then ask questions beyond the headline revenue number:

  • What management fee is charged, and what services are included?
  • Who pays for cleaning, linens, credit-card fees, supplies and maintenance?
  • How are rates adjusted during peak, shoulder and slower seasons?
  • How will owner use affect availability and projected revenue?
  • What annual allowance should be made for repairs and replacement?
  • Are the projections based on comparable units or on the property’s own history?
  • Which expenses are excluded from the projection?

A buyer should also consult a lender about financing, an insurance professional about coverage and premiums, a tax professional about the buyer’s individual circumstances, and an attorney when legal interpretation is needed.

What I can—and cannot—do as your real estate advisor

I can help identify properties, provide available listing information, request documents that may be available, explain the transaction timeline and assist with the real estate purchase process.

Any information or documents obtained are provided for the buyer’s independent review. The buyer is responsible for reading the documents, verifying the information, investigating rental potential, evaluating expenses and deciding whether the property is appropriate as an investment. I do not audit financial records, authenticate rental statements, interpret legal documents, prepare tax advice or guarantee future rental performance.

That boundary does not mean I am unwilling to help. It means I want every buyer to build a decision on careful research and advice from the professionals qualified to address each part of the investment.

My personal advice to first-time Gulf Coast investors

Do not fall in love with the largest projected revenue number. Start with conservative assumptions, account for every expense you can identify and leave room for repairs, vacancies and changing market conditions. Most importantly, decide whether the property still makes sense if it earns less or costs more than originally projected.

Ask questions, gather competing opinions and take the time to understand what you are purchasing. Then, when the property and the numbers both feel right to you, I will be ready to help you move through the real estate transaction with care.
