Some coastal destinations stay with me because they remind me why people fall in love with waterfront living in the first place. For me, Puerto Aventuras, Mexico is one of those places.
Located along the Riviera Maya between Playa del Carmen and Tulum, Puerto Aventuras offers a marina-centered lifestyle with Caribbean water, boating convenience, walkable restaurants, golf carts, sunshine and a sense of relaxed sophistication. It feels different from the Alabama and Florida Gulf Coast, of course, but the lifestyle priorities are beautifully familiar.
Whether someone is searching for a waterfront condo in Orange Beach, a second home in Gulf Shores, a boating property near the Flora-Bama, or a coastal retreat in Mexico, the conversation is rarely just about square footage. It is about how the property feels, how it functions, and how easily it supports the life the buyer wants to live.
The best coastal properties create ease. They make boating, dining, gathering, relaxing and investing feel more natural.
Why Puerto Aventuras Captured My Attention
What I appreciate most about Puerto Aventuras is its balance. It offers luxury without feeling overwhelming, privacy without feeling isolated, and elegance without losing warmth or personality.
The marina sits at the heart of the community. Boats line the canals. Restaurants overlook the water. Golf carts move quietly through town. The entire community feels shaped around waterfront living, which is something I understand deeply from my work along the Alabama and Florida Gulf Coast.

Puerto Aventuras and Tulum are both beautiful, but they offer very different ownership experiences.
Puerto Aventuras feels established, private, marina-centered and refined. It appeals to buyers who appreciate boating, gated communities, waterfront restaurants and a more organized residential setting.
Tulum has a more artistic, wellness-driven and design-forward personality. It is internationally known for boutique hotels, eco-luxury aesthetics, modern architecture and a more energetic travel culture.
Both attract buyers looking for vacation homes, beachfront condos, investment properties, luxury villas and coastal lifestyle opportunities. The right choice depends on how someone wants to live, how often they plan to visit, whether rental income matters, and how much structure they want in the surrounding community.
How This Compares to Florida and Alabama Gulf Coast Condos
Many buyers begin with one market and quickly realize they need to compare several. A buyer may start with Tulum, then ask about Destin. Another may begin with Orange Beach, then become curious about Puerto Aventuras. Others want to compare Florida and Alabama coastal condos side by side.
That is where thoughtful guidance matters.
Florida Gulf Coast Condos
Florida Gulf Coast condos often appeal to buyers who want strong vacation rental demand, walk-to-beach locations, recognizable tourism markets and high seasonal occupancy potential. Many Florida markets have tighter inventory, higher price points and more variability in condo association structures.
These properties may be a fit for buyers focused on short-term rental income, beachfront access and high-visibility vacation markets.
Alabama Gulf Coast Condos
Alabama Gulf Coast condos, especially in Orange Beach and Gulf Shores, often offer larger floor plans, strong boating access, marina-centered communities and attractive lifestyle value.
Many buyers appreciate the blend of beachfront living, boating culture, fishing access, restaurants, marinas and a more relaxed ownership experience. For boaters, the Alabama Gulf Coast can be especially appealing because certain condo communities offer boat slips, private marinas, first-come slips, dry boat storage, launch access or proximity to Perdido Pass.
The Real Cost of Coastal Condo Ownership
One of the most important things I help buyers evaluate is the true cost of ownership. The purchase price is only part of the story.
Before buying a coastal condo, I encourage buyers to carefully review:
- HOA or COA dues
- Master insurance policies
- Wind, flood and unit-owner insurance
- Association reserves
- Upcoming assessments
- Rental restrictions
- Building age and maintenance history
- Elevator, roof, exterior and structural projects
- Boat slip rules, if applicable
- Rental income potential
A condo may look attractive online, but the numbers behind the building often tell the deeper story. I want buyers to understand the lifestyle, the costs, the restrictions and the long-term resale considerations before they make a commitment.
Boating and Waterfront Access Can Change Everything
For many coastal buyers, boating access is not a bonus. It is the reason they are buying.
Some condo communities offer private marinas, deeded slips, assigned slips, first-come slips, boat launches or direct water access. Others are primarily beach-focused and may have little or no boating infrastructure.
That distinction matters. A buyer with a center console, bay boat, pontoon, flats boat or sportfishing vessel needs to understand dock depth, bridge clearance, marina rules, lift capacity, water access, storm policies and the distance to open water.
