New Construction Homes on Ono Island: What’s Happening in 2025?

As a real estate advisor and homeowner on Ono Island, I get asked all the time: “What’s the new construction market like on the island?” The answer? It’s one of the most exclusive and exciting niches on the Gulf Coast—offering rare opportunities to build or buy thoughtfully designed homes with premium boating access and elevated features tailored to coastal living.

Limited Inventory, High Demand
New construction on Ono Island is unlike traditional home buying. Many of these homes are custom-built and never even hit the MLS. Others may appear as spec builds or builder models with longer completion timelines.
In March 2025, there were zero new construction sales on Ono Island. This doesn’t mean interest is down—it highlights just how limited the inventory is. In fact, we had 8 active listings, compared to just 4 at this time last year. Builders are preparing, and so should you.
Price Per Square Foot Trends
With no closings in March, price per square foot data is unavailable, but recent months tell us a lot. In February 2025, the average sold home closed at $351/sq ft, and in October 2024, it climbed as high as $441/sq ft. These values reflect the quality, elevation, and premium location that Ono Island offers.

Months of Supply Is Expanding
In March, the months of supply came in at 6.7 months, a healthy number that indicates a more balanced market. This gives buyers room to negotiate and plan, especially for lots that are already cleared and ready for a builder’s vision.
What I’m Seeing on the Ground
I’ve walked several lots this month and spoken with a number of reputable builders, including those offering turn-key lot + home packages. These are designed specifically for today’s buyers—energy-efficient, gold fortified, and built with smart home technology and elevated foundations to meet insurance and flood zone guidelines.
Many buyers are waiting to pounce, but those who move now—before construction accelerates this summer—may find better pricing and builder availability.
