Long Bayou Preserve is an emerging waterfront community planned near Orange Beach, Alabama, at the meeting of Long Bayou and the Gulf Intracoastal Waterway. With only 48 proposed homesites—including 37 described by the developer as offering waterfront access—the community is intended to feel intimate, private and closely connected to the surrounding coastal landscape.

A Rare Intracoastal Waterway Location

The property is positioned east of the Baldwin Beach Express, near the new Margaritaville at The Wharf development and across the Intracoastal Waterway from The Wharf.

This location offers convenient access to the beaches, restaurants, shopping and entertainment of Orange Beach while maintaining a more secluded back-bay atmosphere.

Homesites, Marina Access and Amenities

Current plans for Long Bayou Preserve include:

• 37 homesites with waterfront access

• Homesites measuring approximately 60 by 120 feet to 100 by 130 feet

• A private gated entrance

• A waterfront lodge

• An infinity-edge community pool

• Walking and kayaking opportunities

• Protected native and wetland areas

Cobb Development Company, led by Richard and Maury Cobb, is developing the community. Richard Cobb is overseeing design and construction matters, while Maury Cobb is managing the financial and legal aspects of the project.

A separate architect, general contractor and approved-builder program have not yet been publicly identified. The residential images released to date are conceptual, and final architectural plans remain in development.

The homesite price is only one part of the investment. Before purchasing, buyers should carefully review:

Its proximity to Margaritaville and The Wharf should make it especially interesting to buyers who want privacy without feeling removed from Orange Beach.
