Margaritaville Orange Beach Condos

As I stood overlooking The Wharf Marina recently, watching tower cranes stretch across the skyline and steel framing rise above the Intracoastal Waterway, I couldn’t help but think about how dramatically this area is evolving.

What I was looking at is the future home of Margaritaville Resort Orange Beach, one of the most anticipated waterfront developments currently under construction along Alabama’s Gulf Coast.

Located on the north side of The Wharf Marina in Orange Beach, this new resort community is creating something much more significant than another condominium project. It is introducing an entirely new waterfront destination that embraces the boating lifestyle that has long defined Orange Beach.

“The most valuable waterfront communities aren’t simply built beside the water — they are designed around it.”

Unlike many developments that merely offer water views, Margaritaville is being designed with its own marina, creating direct connectivity between residents, guests, and the Intracoastal Waterway. That distinction matters.

For boaters traveling from Perdido Pass, Robinson Island, Bird Island, Wolf Bay, or destinations throughout the northern Gulf of Mexico, marina access is often as important as the residence itself.

The development’s location places it within one of the most active boating corridors on the Gulf Coast. From here, boaters can cruise west toward Mobile Bay, east toward Pensacola, or south through Perdido Pass into the Gulf of Mexico.

Why This Location Matters

From a construction standpoint, the project is impressive in scale. Multiple mid-rise buildings are rising simultaneously, supported by large tower cranes that can be seen from throughout The Wharf district. The visible steel framing and structural systems suggest a substantial waterfront development designed to accommodate both luxury and long-term durability in a coastal environment.

What excites me most is the transformation occurring along this section of the Intracoastal Waterway.

For years, The Wharf has served as one of Orange Beach’s most recognizable destinations, bringing together entertainment, dining, boating, shopping, and waterfront living. Margaritaville represents the next chapter of that evolution, extending activity and investment further north while creating additional opportunities to enjoy life on the water.

The Boating Lifestyle at the Center

As a real estate advisor, I often tell buyers that waterfront property is about more than square footage or amenities.

It’s about how a place makes you feel.

It’s watching sportfishing yachts depart before sunrise. It’s enjoying the reflection of marina lights on calm water after dinner. It’s the convenience of stepping from your residence to your boat and heading toward the Gulf.

“The Gulf Coast skyline may change over time, but the appeal of life on the water never does.”

That is why developments like Margaritaville Orange Beach attract so much attention. They are not simply creating buildings. They are creating experiences centered around the waterfront lifestyle that has made Orange Beach one of the Gulf Coast’s most desirable destinations.

As construction continues, this project will undoubtedly become a landmark addition to the Orange Beach skyline and another example of how the Intracoastal Waterway continues to shape the future of coastal Alabama real estate.
