New Residential and Marina Developments Proposed Near Gulf Shores’ New Intracoastal Bridge
Gulf Shores Planning Commission Set to Discuss Bridge-Area Projects
As construction progresses on the new bridge over the Intracoastal Waterway in Gulf Shores, exciting developments are also on the horizon for the surrounding areas. Coastal Resort Properties, holding approximately 218 acres near the bridge, is poised to propose significant changes to the local landscape at an upcoming meeting of the Gulf Shores Planning Commission.
The proposal includes the development of a residential community and two new marinas in close proximity to the bridge. Specifically, on a 23-acre parcel directly east of the new bridge, plans for 'The Cove' include 46 residential units—comprising 31 single-family homes and 15 townhomes. An accompanying 46-slip marina, central green space, two small parks, a dog park, and a recreational area are also part of the master plan. Additionally, a 12-foot multi-use path along the Intracoastal Waterway is proposed, enhancing access and enjoyment of the waterfront.
To the west of the bridge, near the state’s mariculture center, Coastal Resort Properties intends to develop 'Summerdance'—a marina complex featuring a 90-slip marina and a substantial 73,000-square-foot boat storage facility capable of accommodating 210 boats, along with a ship store.
The Planning Commission is set to review these ambitious plans on July 23 at 5 p.m. in the council chambers at city hall. During this session, discussions will also extend to the annexation and pre-zoning of a 1.94-acre parcel near State Route 59 and West 36th Street, further integrating it into the city as a business arterial zone. Recommendations from the planning staff include approving the plans with specific conditions to ensure integrated development.
These projects represent a significant enhancement to the Gulf Shores area, promising improved residential options and boating facilities that capitalize on the scenic and strategic location near the new Intracoastal bridge.
