Overview of Ono North Phase One

Ono North Phase One includes 167 residential lots, split between Canal Lots (3–28, 37–40) and Interior Lots (1–2, 29–36, and 41–167). The community also offers an exclusive Recreational Area, accessible only to HOA members and their guests, featuring a pool, tennis courts, and green space.

The HOA is managed by the Property Owners Association of Ono North, Inc., a nonprofit corporation, and assessments support the upkeep of common areas, recreational amenities, landscaping, and even pest control.


Key Design Guidelines for New Construction

 Lot Types and Height Requirements

  • Interior Lots: Max 2 stories, 35 ft average roof height, elevated 1–4 ft above grade (or higher based on flood zone).

  • Canal Lots: Must be built on pilings, minimum elevation of 14 ft above sea level or 9 ft above grade, max 2 stories.

 Building Size Minimums

  • Interior Lots:

    • 1 Story: 1,600 sq ft enclosed livable area

    • 1.5 Story: 1,800 sq ft total; 1,200 sq ft on main floor

    • 2 Story: 2,000 sq ft; 1,000 sq ft per floor

  • Canal Lots:

    • 1 Story: 2,000 sq ft (1,800 enclosed)

    • 1.5 Story: 2,200 sq ft under roof

    • 2 Story: 2,400 sq ft (1,400 main floor)

 Prohibited Design Elements

Flat roofs, exposed piping, vinyl siding (unless approved), aluminum siding, single-pane windows, turrets, and extreme color choices are not allowed.

  • Underground electrical service

  • Native landscaping and limited lot clearing

  • Perimeter screening under elevated homes

  • Enclosed parking for at least two vehicles

  • No detached garages permitted


Architectural Review Is Mandatory

Before you begin construction, two sets of plans must be submitted to the developer, and a review fee applies. Plans must include elevations, landscape layout, driveway design, and material/color samples. All approvals expire after 9 months if construction hasn’t started.


Community Rules and Lifestyle Considerations

  • No short-term rentals.

  • No timeshares or “liveaboard” boats allowed.

  • Boat Docks: Only allowed on canal lots, and must follow strict HOA guidelines.

  • Signage: “For Sale” signs and contractor signs must be developer-approved.

  • Environmental Care: No burning of brush, and tree removal requires HOA permission.

  • Pet Policy: Only a reasonable number of household pets are allowed.


HOA Assessments and Member Rights

The annual assessments fund the security gates, landscaping, pool maintenance, and more. Owners must also comply with deeded easements, utility access, and architectural standards.
