The spread between the active median list and the median sold price reflects the mix on market. Entry-oriented cottages and attached townhome-style product are closing at approachable price points, while a subset of larger, amenity-forward builds is priced higher and spending longer on market.
Where the Momentum Is
Much of the year-to-date velocity has come from efficient footprints and smart coastal construction in areas like Bear Point, East Orange, and Summer Salt, where 3–4 bedroom plans are trading in the mid-600s to mid-900s depending on lot position and finish packages. On Ono Island, several 2025 builds closed between the high-600s and low $1M’s, with design quality, elevation, and site orientation influencing both demand and time to contract.
Waterfront-proximate product and homes with meaningful boat access features in Terry Cove and select Bayou St. John corridors have drawn premium pricing, while still responding to disciplined list strategies and strong presentation.
