The Market, in My Words

Orange Beach, Ono Island & Gulf Shores Real Estate Market Update
August 27–September 2, 2026

This week along the Alabama Gulf Coast was a wonderful example of why I never judge a market by one headline—or even one average. Across the five segments I track in this report, 37 properties closed between August 27 and September 2, compared with 19 the week before. That is a meaningful lift in activity, but the price story was much more nuanced.

Ono Island Orange Beach Real Estate and Homes For Sale

Orange Beach condo and townhome closings made the biggest jump, Gulf Shores houses and condos also gained momentum, and Ono Island held steady at three home sales. At the same time, several average sale prices moved lower because the mix of properties changed.…

Gulf Coast Real Estate Market Update: Why Strategy Matters More Than Ever

Orange Beach Ono Island Gulf Coast Market Report Real Estate

A More Selective Market Can Be a Strong Market

The Gulf Coast real estate market has changed, but that does not mean sellers should be discouraged.

What I am seeing across Orange Beach, Ono Island, Gulf Shores, and the surrounding Baldwin County market is a more selective environment. Buyers have more choices today than they did during the ultra-competitive years, and inventory has increased across many sectors. But that does not tell the whole story.

The Gulf Coast market is increasingly becoming a market of micro-markets. While buyers may have more choices overall, properties with unique locations, boating amenities, new construction features, or limited…

Gulf Coast Waterfront Real Estate

WATERFRONT HOMES & LIFESTYLE ON THE GULF COAST

Waterfront Homes and Lifestyle on the Gulf Coast

There are homes you live in, and then there are homes that change the rhythm of your life.

Along the Gulf Coast — from Orange Beach and Ono Island to Gulf Shores, Perdido Key, and beyond — waterfront living is about more than a beautiful view. It is about mornings on glassy water, boats easing past private docks, sunlight reflecting off the bay, and that unmistakable feeling that the day begins and ends with the water.

As someone who lives this lifestyle personally, I understand why buyers are drawn here. The Gulf Coast has a way of slowing everything down while also making life feel more alive.

“The water is not just scenery here. It is part…

Dock Permitting in Orange Beach, Ono Island & Gulf Shores

Dock Permitting Gulf Coast Ono Island Orange Beach Gulf Shores

There are few things more beautiful to me than a waterfront home that lives the way it should. A dock at the end of the lawn. A boat lift ready for an early run. A quiet cup of coffee before the marina wakes up. The possibility of a Viking, Hatteras, Freeman, Caymas, Invincible, Yellowfin, or Contender sitting behind the house like it belongs there.

But on the Gulf Coast, a dock is never just a dock. It is access. It is lifestyle. It is value. And it is also something buyers should understand before they purchase waterfront property in Orange Beach, Ono Island, Gulf Shores, or anywhere along our back bays, canals, bayous, and coastal waterways.

“A beautiful waterfront home…

WETLAND DELINEATIONS ON THE GULF COAST

Wetland Delineations on the Gulf Coast

There is something deeply romantic about land on the Alabama Gulf Coast. The hush of the marsh at sunset. The way spartina grass bends in a bay breeze. A canal lot where you can almost picture the boat lift, the porch lights, and a Viking, Hatteras, Freeman, Caymas, Invincible, Yellowfin, or Contender waiting at the dock.

But before a buyer dreams too far ahead, I always like to pause and ask one important question: Do we know what the land is telling us?

“The prettiest coastal properties deserve the most thoughtful questions.”

What Is a Wetland Delineation?

A wetland delineation is a professional evaluation that identifies where wetlands begin…

Growth along the Alabama Gulf Coast continues to be one of the most important conversations in real estate. In Gulf Shores, that conversation recently became even more important for buyers, investors, builders, and landowners to understand.

On March 23, 2026, the City of Gulf Shores approved a 12-month pause on accepting certain new development applications while the city begins work on a new city-wide Comprehensive Plan. According to the City, this pause applies to rezonings, new planned unit…

4 Things Buyers Should Look for When Purchasing a Home on the Gulf Coast, Orange Beach, and Ono Island

Buying Gulf Coast Homes Orange Beach Ono Island

When I walk through a home with a buyer along the Gulf Coast, I am not just looking at pretty finishes. I am looking at how the home lives, how it handles our coastal environment, how efficiently it operates, and whether it fits the lifestyle that brought the buyer here in the first place.

That is especially true in Orange Beach, Ono Island, Gulf Shores, Perdido Key, and the surrounding waterfront communities. A beautiful home can make a wonderful first impression, but a well-built, well-positioned coastal home can offer comfort, confidence, and long-term value.

When I advise buyers on the Gulf Coast, I always look beyond the…

WHY I LOVE S&S SEAFOOD MARKET AND KITCHEN IN GULF SHORES, ALABAMA

S&S Seafood Market Gulf Shores Alabama

Yesterday, after meeting buyers in Gulf Shores near West Beach, I happened to find the kind of little local gem that makes me love living and working along the Alabama Gulf Coast even more.

I stopped into S&S Seafood Market and Kitchen in Gulf Shores, thinking I would simply pick up a fresh filet of fish to take home. I chose a beautiful piece of tripletail that had been caught the day before. As I was paying, they asked me, “Would you like us to cook it for you?”

I think I paused for a second and said something along the lines of, “Wait, really?”

They explained that they could steam it, grill it, or fry it. I chose grilled with Greek seasoning,…

When the Right Property Will Not Wait

I see this situation play out on the Gulf Coast every season. A buyer finally finds the right Orange Beach condo or waterfront home, and it is exactly what they have been hoping for. It may be a Gulf-front residence with sweeping views, or it may be a canal-front property with boating convenience and quick access to the water. The challenge is that…

Thinking About Selling Your Beach Home or Condo on the Gulf Coast?

Thinking About Selling Your Beach Home or Condo on the Gulf Coast?

Meredith Folger Amon Gulf Coast Realtor

I am Meredith Folger Amon, owner of SearchTheGulf.com, and when I sit down with a homeowner who is thinking about selling a beach property, I know the conversation needs to go far beyond simply putting a home or condo in the MLS. Beachfront and beach-near real estate has its own rhythm, its own buyer pool, and its own set of details that can either strengthen a sale or quietly hold it back. In my opinion, the best results come from thoughtful preparation, elegant presentation, strategic pricing, and marketing that knows how to speak to the coastal lifestyle buyers are hoping to…
