As a real estate advisor based right here in Orange Beach, I’m often asked about the state of specific condo buildings—especially when it comes to highly desirable Gulf-front properties like Admirals Quarters. This complex has long been a favorite for its spacious balconies, prime location, and upscale amenities. But like many beachfront properties, it’s also been facing real-world challenges—from rising insurance costs to structural evaluations and assessments.
I’m currently working with clients considering a purchase at Admirals Quarters, and after a recent update from the association, I thought this would be a great time to share what’s going on.
Current Building Updates & Structural Evaluation
In March 2025, BE-CI, the building’s engineering partner, began conducting a building condition survey. This included:

Core samples taken from interior storage closet walls in select units to evaluate the condition of the building envelope

Visual observations in over 15% of units, focusing on both interior and exterior elements
These inspections are proactive—aimed at identifying and addressing long-term building needs before they become costly repairs.

The final report from BE-CI is expected within 3–4 weeks of completion, and recommendations will be discussed at the Annual Owner’s Meeting on April 19, 2025.
Assessment & Insurance Costs
As of now, Admirals Quarters has implemented an additional monthly collection of approximately $688 per unit through the end of 2025 to cover increased insurance premiums. This added cost is due to rising coastal insurance rates, which are impacting many Gulf-front buildings across Orange Beach and beyond.

Despite the assessments, Admirals Quarters has made impressive upgrades that enhance both property value and livability:

It's a great time for buyers who are willing to do their homework and plan for future maintenance and budgeting. The assessments are not unusual for a Gulf-front condo of this scale, and many buyers find that the long-term value and rental potential far outweigh the temporary costs.

A: Admirals Quarters has a strict 7-night minimum rental policy. That’s great news for those who want to enjoy a more relaxed, residential atmosphere.
Q: How many parking spots do I get?
A: Each unit gets two parking passes. If you have a reserved spot, that counts as one of the two.
Q: Can I bring my pet?
A: Pets are allowed for deeded owners only. Unfortunately, renters and guests may not bring pets.
Q: Who do I contact for building-related issues?
A: The on-site Association Management Office is open Monday through Friday, 8 am to 5 pm. They can be reached at 251-981-9711.
