HOW TO MATCH YOUR BOAT TO AN ONO ISLAND WATERFRONT PROPERTY 

On Ono Island, finding the right waterfront home involves far more than admiring the view or noticing that a property has a dock. The more important question is whether the waterfront actually works for the boat you own—or the boat you hope to own one day.

Two homes may appear remarkably similar in photographs, yet offer entirely different boating experiences. One may provide convenient no-bridge access to larger water, while another may sit along a protected canal where water depth, canal width, lift capacity or turning space requires closer consideration.

As an Ono Island homeowner and Gulf Coast real estate advisor, I encourage buyers to evaluate the house and waterfront as one connected property. The dock, boat lift, seawall, water depth, navigation route and distance to Perdido Pass can be just as consequential as the home’s bedrooms, garage or outdoor living spaces.

What Determines Whether Your Boat Will Fit?

A knowledgeable waterfront evaluation should include several measurements and conditions:

  • Boat length and overall length with engines or platforms

  • Beam, or the boat’s widest point

  • Draft with the engines raised and lowered

  • Approximate wet weight with fuel, equipment and gear

  • Height of the hardtop, tower, antennas or outriggers

  • Boat-lift configuration and rated capacity

  • Water depth beside the lift and along the navigation route

  • Canal width and available turning space

  • Bridges, overhead clearance and other route limitations

  • Tide, wind, shoaling and seasonal water-level changes

  • Travel time to Old River, Bayou St. John, the Intracoastal Waterway and Perdido Pass

A lift labeled for a particular capacity should not automatically be assumed suitable. The boat’s operational weight, hull configuration, bunk placement, engine position and the condition of the lift components should all be evaluated by a qualified marine professional.

Why One Water-Depth Measurement Is Not Enough

Water depth is not a fixed number. Conditions may change according to:

  • Tide stage

  • Wind direction and duration

  • Recent weather

  • Shoaling or sediment movement

  • Dredging history

  • Distance from the seawall

  • The precise route from the property to navigable water

I recommend recording the measurement location, date, time and tide condition whenever depth is checked. Buyers should also compare onsite measurements with current nautical charts, tide information and professional guidance.

A listing description stating “deep water” is a starting point—not a substitute for property-specific due diligence.

The Search The Gulf Take

The right Ono Island property should support the way you genuinely plan to use the water. A protected canal may be ideal for a center-console boat, pontoon, paddleboards and relaxed family boating. A buyer with a larger sportfishing boat, elevated tower or greater draft may place a higher priority on deep water, maneuvering room and an unobstructed route toward Perdido Pass.

I also encourage buyers to think beyond their current boat. If a larger boat may be part of the five-year plan, it is worth evaluating whether the existing dock, lift and boathouse can accommodate that change—or whether future modifications could be permitted and constructed.
