Ono Island Vacant Land For Home Building

As of May 25, 2026, there are 25 parcels of land for sale on Ono Island in the Baldwin County MLS, while there are roughly 200 privately owned vacant parcels remaining on the island overall.

That distinction is important: land may exist, but only a small portion is actually available to purchase today.

What Does This Mean?

To me, this means Ono Island land is still available—but it is not unlimited. The island is gated, private, geographically fixed, and surrounded by water.

We cannot create more waterfront. We cannot add another Old River shoreline, another canal-front homesite, or another deep-water lot with the right orientation for a custom coastal home.

The current MLS land inventory ranges from interior lots under $200,000 to premier waterfront homesites approaching $2 million, including canal-front, bay-front, ICW-front, River-front, and Ono Harbour parcels.

Is Now a Good Time to Buy Vacant Land on Ono Island?

In my opinion, yes—if the parcel is right.

The best Ono Island lots are not simply “land.” They are opportunities to create something highly personal: a custom home, a pool, an outdoor kitchen, a dock, a boathouse, and possibly the perfect setup for a Freeman, Invincible, Viking, Hatteras, Valhalla, Caymas, or other serious coastal boat.

I would pay close attention to:

  • Waterfront frontage
  • Canal width and boating access
  • Elevation
  • Buildable footprint
  • View corridor
  • Dock, lift, or boat slip potential
  • Wetlands, surveys, setbacks, and utilities
  • Proximity to the bridge, recreation center, and open water

What Will Prices Do?

No one can promise future pricing. But scarcity, lifestyle demand, construction costs, boating access, and limited waterfront supply all matter.

My personal belief is that the best-positioned Ono Island lots—especially those with deep-water access, strong elevations, wide frontage, and beautiful views—will likely remain the most sought-after over time.

Which Lots Are the Most Desirable?

The most desirable Ono Island lots are typically:

  • Direct Old River or ICW-front lots
  • Bay-front and Bayou-front parcels
  • Canal-front lots with quick access to Bayou St. John
  • Lots with existing improvements, such as docks, lifts, boathouses, pools, or utilities
  • Oversized lots with flexibility for luxury home design
  • High-elevation lots
  • Ono Harbour lots with assigned boat slips

For buyers considering new construction in Orange Beach, I always recommend studying the lot before designing the home.

The land determines the architecture.
