Stringing the Lot on Ono Island: Before the Foundation

Before excavation and footings, surveyors and builders stretch taut layout lines between batter boards. Those strings are the house, transferred from the plans onto the sand.

If you see strings, the house is being transferred from the plans onto the ground.

When a buyer asks me what is happening on a sandy Ono Island lot with wooden frames and no walls, I do not begin with cabinets. I begin with the strings.

Stringing a lot means stretching tight layout lines between temporary batter boards and stakes before the foundation is built. Those lines mark the exact footprint of the house: exterior walls, corners, setbacks, porches, garages, and sometimes a reference connected to the planned foundation elevation.

That is a real construction step. It is not decoration, and it is not the foundation yet.

Advising clients on building on Ono Island is one of my favorite parts of the job. For the sand, fill, and grade work that often happens around the same time, start with building on Ono Island: fill, elevations, and the foundation phase.

What you are looking at

Batter boards, stakes, strings, and the footprint

Batter boards. Temporary wooden frames, usually two stakes with a cross board, set outside the future walls so the layout can remain in place while the crew excavates inside the lines.

Layout strings. Taut lines marking where a wall, corner, porch, garage, or setback is intended to land.

The footprint. The outline of the house on the lot. On Ono Island, that outline has to respect property lines, applicable ACC setbacks, drainage, and the room a driveway, porch, or future pool may still need.

Setback, to me, is the required distance between the house and a property line, easement, or other limit established in the governing documents or approvals. Square, on a lot, means the corners check true so a rectangle does not quietly become a parallelogram.

The strings let everyone see the house before anyone digs for it

Plans live on paper and in a computer. Sand does not. Stringing is how the surveyor and builder put those two worlds in the same place, in daylight, while there is still time to move a line instead of a footing.

Who does what

The surveyor locates. The builder builds to those lines.

The licensed surveyor establishes where the lot, corners, control points, and benchmarks actually are. The builder then uses that layout to guide the crew as excavation, forming, and foundation work begin.

Do the strings show elevation?

Partly. A string line may serve as a horizontal reference tied to planned height or grade information, but the string layout is primarily a plan-view tool: where the house sits, how wide it is, whether the corners are square, and whether the setbacks hold.

The controlling elevations come from the surveyor’s benchmarks, engineered grades, approved drawings, and applicable requirements. Stringing alone does not tell you the foundation type.

Stem wall, pilings, slab, or ICF construction is a separate design and engineering decision. The strings do not make that decision for you.
