I love this question. Not because it is glamorous. Because it is honest.

I have shown and sold exceptional homes for more than 25 years. Advising clients on building is part of my work every day, and it is one of my favorite parts of the job. When someone asks whether they can buy a house on this island for under one million dollars, I do not start with a chandelier. I start with the life.

People here are not all about glam. They are about the boating life. Simple. Beautiful. Modern when it wants to be. Not showy. A lift, a clean dock when you have one, a community launch when you do not, and a house that knows how to be quiet after a run to the pass.

Yes, you can buy under a million. It is a real door onto a gated island with a boat culture. I walk houses in this band all the time: roughly the mid-$600,000s through the high-$900,000s, and vacant lots beside them. What is here this week will not be here the same way next month. I will tell you what that price usually buys, and when a lot plus Gold FORTIFIED new construction is the better door.

What does a house under one million typically look like on Ono Island?

It is usually a quieter street, a thoughtful size, and a conversation about how you actually live.

I describe kinds of houses, not a stale address directory. What I can tell you, as someone who walks this inventory, is the pattern I keep seeing in that band.

An interior street

Most of the houses under $1 million sit off the water. That is not a lesser life. It is oaks, a quieter arrival, and a neighborhood that still belongs to the island’s boat culture.

A smaller footprint

Think roughly 1,900 to 2,700 square feet. Enough rooms for the people you actually host. Not a showpiece. A house that can be lived in without apologizing for its size.

Older bones, and sometimes a cottage

Some of these houses have been here a while. The floor plan may be honest even if the kitchen is not current. I have stood in rooms like that and known immediately whether the bones were worth the conversation.

The insurance file

Age, roof, openings, elevation, and whether anything is already FORTIFIED all belong at the table. A pretty house that cannot be insured the way you need it is not a pretty house for long.

Often no private dock

When there is no private dock, the community boat launch and the island’s amenities matter. I have watched buyers fall in love with that version of the life once they actually used it.

Occasionally a more competitive water-adjacent chance

Waterfront under $1 million is rare and competitive. When something water-adjacent appears in this band, it does not linger as if it were ordinary interior inventory.

A nearly new Gold FORTIFIED house has been in the high $900s. Some houses in this band are already FORTIFIED. Some need a thoughtful refresh. Vacant lots sit beside all of that: interior land in a more approachable band, and waterfront land that can sit well above a simple interior lot. This is the door most people actually walk through under a million. An interior street. A smaller footprint. A house that already exists. You get the gate, the island, and the boat culture without paying as if the canal itself were the whole budget.

I look at how you arrive, how the rooms sit among the oaks, and whether the community launch is the water life you will actually live. For many buyers, it is. That is not settling. That is choosing the island with manners.

The house that needs a thoughtful refresh

Some cottages and older houses in this band have bones. They also have a kitchen, a roof, or a mechanical story that needs honesty. I have stood in houses like that and known, within a few minutes, whether the next owner would be restoring a life or inheriting a project they did not mean to buy.

A refresh can be the right door. It is still a conversation about insurance, flood, and what the Architectural Control Committee will read if the work becomes visible. I would rather have that conversation before you fall in love with the light in the hallway.

The already-FORTIFIED house

Some houses in this band are already Gold FORTIFIED, or carry a FORTIFIED story worth reading. A nearly new Gold FORTIFIED house has been in the high $900s. That is not every week. When it is there, it is a different kind of under-a-million conversation: the envelope is already part of the value.

The lot instead of the house

Sometimes the house that is here will not check the boxes. That is when I would rather walk vacant land with you. Interior lots make a Gold FORTIFIED number work more often than deep-water frontage. Waterfront land can sit well above a simple interior lot, and the house you draw on it has to respect that.

When the House Will Not Do

What if I cannot check the boxes?

Canal plus new plus large glass plus under a million is often not one house.

I will be honest with you, because I would rather keep you in love with the island. A waterfront house that is already new, already quiet, already full of glass, and still under one million dollars is not the usual listing in this band. Waterfront under $1 million is rare and competitive. When buyers try to stack every wish on one existing address, they often fall out of the search without meaning to fall out of Ono.

That is when we talk new construction. Not as a consolation. As the other door. A thoughtful size on the right lot, Gold FORTIFIED in the plans, and a house that belongs to the life you came for. I would rather walk a parcel with you than watch you keep hoping the market will invent a house that is not here.

Can we build Gold FORTIFIED new construction under one million?

Yes, on the right lot, with a thoughtful size, not a showpiece.

Interior lots make the number work more often than deep-water frontage. The land has to leave room for the house. The house has to leave room for the life. I prefer this conversation before the plans are pretty, while we can still talk about roof geometry, openings, and how the house is connected.

FORTIFIED Gold is an engineered continuous load path, a serious roof, and protected openings. It is a system, not a sticker. I wrote about that in FORTIFIED homes on Ono Island and in Orange Beach and in the continuous load path building guide. Those pieces belong in the first drawings, not as a later hope.

ICF can be part of the conversation. I absolutely love what a substantial wall can do for quiet, glass, and this climate. Begin with ICF home building on Ono Island. How I Work

How do we go from this question to a house you will keep?

Five steps. Open one at a time.

Step 1. Talk about the life

Boat, quiet, guests. Do you want to come in from the water, or is the community launch the day you will actually live? How often do people stay? What does morning sound like in the house you are picturing? I start here because price without a life is only a number.

Step 2. Walk the houses under $1 million

We look at what is actually here. Interior streets. Smaller footprints. Older bones. The insurance file. Whether a private dock is even part of the story. Inventory changes, so we walk what is live, not what a last-season brochure promised.

Step 3. If they will not do, walk lots

When the existing houses will not check the boxes, we do not pretend they will. We walk vacant land. I look at streets, setbacks, flood, docks, pump access, and how a house would sit among the neighbors. Interior land is often the number that still has manners.

Step 4. Introduce architect, engineer, and builder as a pairing

After the walk, I make two introductions that belong on that homesite. Architect, engineer, custom builder: a pairing, not a list. I know the lots, the ACC, flood, docks, and the streets that will take a pour. I will not publish a builder list. Every path runs through a conversation with me.

Step 5. Gold FORTIFIED in the plans before the pour

Roof, openings, and the continuous load path belong on the drawings before concrete is a memory. I prefer this conversation while the plans can still change. That is one of my favorite parts of the job: getting the house connected before it is pretty.

I have watched a buyer arrive certain they needed the canal. We walked water. We also stood at the community launch at the hour they would actually go. The life they wanted was the boat, not a private piling they would rarely use. The interior house under a million became the door that fit. I do not tell that as a testimonial. I tell it because I have watched it more than once.

I have sat at a kitchen table when a pretty house failed the insurance conversation. The light was good. The street was quiet. The file was not. We left kinder than we arrived, because we had the conversation before anyone pretended the premium would be a footnote.

I have stood in grass on a vacant interior lot and felt the house that could be there. Not a showpiece. A thoughtful size. Gold FORTIFIED in the plans. Morning quiet. Room for guests who do not need a wing of their own. That is often the under-a-million life that still belongs to Ono.
