Ono Island HOA POA Fees and Dues Homeowners Association

As an Ono Island homeowner and Gulf Coast real estate advisor, one of the most common questions I receive from buyers is: “How much are the HOA dues and fees on Ono Island?”

The answer depends slightly on where the property is located, whether it is a home or an unimproved lot, and whether it is part of Ono North. Below is a clear breakdown of the current fees buyers should understand before purchasing on Ono Island.

“Ono Island ownership is about more than the home itself. It is about private island access, boating lifestyle, emergency services, gated entry, and the quiet coastal rhythm that makes this community so special.”

Ono Island HOA Dues for Main Island Homes

For most improved properties outside of Ono North, the annual ownership fees are generally:

  • Ono POA Dues: $1,700 per year, typically due in March
  • Ono Fire Authority: approximately $943–$967 per year, typically due in January
  • Ono Island Transfer Fee: $8,000, paid by the buyer at closing
  • Optional Clubhouse Membership: approximately $500 per year for non-Ono North properties

Ono North HOA Dues and Recreation Center Fee

Ono North has its own fee structure, and buyers should confirm the exact current amounts before closing. Current figures provided include:

  • Ono North POA Dues: approximately $425 per year
  • Fire/EMT Fee: approximately $967 per year
  • Ono Island Transfer Fee: $8,000, paid by the buyer
  • Ono North Recreation Center Fee: approximately $400 per year

The Ono North Recreation Center offers amenities that may include an indoor pool, outdoor pool, and other recreational features.

What Do Ono Island Dues Include?

One of the most important things buyers should know is that the Ono Fire Authority fee helps support 24/7 fire protection and EMT service for the island.

For many owners, especially those purchasing waterfront homes, second homes, or properties with boat docks and lifts, this added emergency service is an important part of the overall value of ownership.

“When I walk a buyer through an Ono Island property, I am not only looking at the house. I am looking at the dock, the water depth, the lift, the boating route, the elevation, the services, and the full cost of ownership.”

Ono Island Dues for Unimproved Lots

If you are buying an unimproved lot on Ono Island, the dues are typically lower than improved residential properties.

  • Ono POA: $1,350 per year
  • Ono Fire Authority: $343 per year
  • Total Estimated Annual Dues: $1,693 per year
  • Transfer Fee: $8,000, paid by the buyer

For buyers considering land, future construction, or a custom waterfront home, these lot dues are important to understand when evaluating long-term ownership costs.

The $8,000 Ono Island Transfer Fee

Ono Island currently has an $8,000 transfer fee, sometimes referred to as an admission fee. This fee is imposed on all homes and lots on the island and is typically paid by the buyer at closing.

I always recommend that buyers factor this into their closing cost estimate early in the process so there are no surprises later.

Optional Ono North Recreation Center Membership

There may also be an optional recreation center membership for certain Ono Island properties, with fees noted around $400–$500 per year depending on location and membership structure.

Amenities may include indoor and outdoor pools and other recreational facilities. Buyers should verify current membership requirements, dues, and amenity access before purchasing.

A Note About Orange Beach Schools

Children may be eligible to attend Orange Beach schools for approximately $2,500 per student, if availability exists.

School access, tuition, enrollment requirements, and availability should always be verified directly with the appropriate school administration.

My Honest Take on Ono Island Dues

In my opinion, understanding the dues is part of understanding the lifestyle. Ono Island is private, gated, residential, and deeply connected to the water. Owners are often drawn to the island for its boating access, privacy, security, larger homesites, custom homes, and proximity to Orange Beach.

Whether I am evaluating a canal-front property with a boat lift, a deep-water home for a Viking, Hatteras, Freeman, Invincible, or Caymas, or an unimproved lot for a future custom build, I look closely at the full picture: purchase price, dues, dockage, water depth, improvements, elevation, and long-term value.

“For the right buyer, Ono Island dues are part of preserving what makes the island rare: privacy, access, water, service, and a lifestyle that still feels tucked away.”
