June 2025 Compared With June 2026:
More Sales, Faster Decisions and a Powerful Ole River Luxury Market
Ono Island activity doubled year over year, residential sales volume increased by nearly 160%, and three Ole River transactions generated more than half of June 2026’s home-sales volume.
June 2026 was an exceptional month for Ono Island real estate in Orange Beach, Alabama. Fourteen properties closed, compared with seven during June 2025.
The number of residential home sales increased from six to 13, while total closed volume rose from approximately $9.29 million to nearly $22.95 million.
The most important part of this comparison, however, is the change in the types of properties that sold.
Every home sold during June 2025 was waterfront. June 2026 was considerably more diverse, with six interior homes, four canal-front homes and three major Ole River sales.
“The June numbers do not simply show a larger market. They show a broader market, with buyers participating from the upper $600,000s through $5.8 million.”
June 2025 Versus June 2026 at a Glance
Why did the average sale price rise while the median declined?
Three high-value Ole River sales lifted the June 2026 average to approximately $1.75 million. At the same time, six interior-home sales created more activity below $1 million and moved the median down to $1,132,500.
This is a perfect example of why I study both the average and median—and why the property mix matters so much on Ono Island.
June 2025 Was An Almost Entirely Waterfront Story
Three Sandpiper Drive Sales Created a Concentrated Canal Market
Three of the six June 2025 home sales occurred on Sandpiper Drive, closing at $767,000, $1 million and $1.22 million.
The $1.22 million sale went under contract after only five days. It combined canal frontage, a covered dock and lift, a Fortified metal roof, impact-rated windows and doors, and quick access toward larger water.
This concentration of Sandpiper sales gave buyers a useful opportunity to compare homes on the same road, while also showing how house size, updates, dockage and waterfront position can create meaningful price differences.
The Bayou St. John Standout Sold for $2.6 Million
The highest June 2025 sale was 3995 Pompano Key Drive, which closed for $2.6 million.
The approximately 3,348-square-foot property was positioned directly on Bayou St. John and included a pool, Brazilian hardwood boathouse and three boat lifts. It closed at approximately $777 per square foot after 111 days.
The sale demonstrated the premium buyers may place on direct Bayou St. John frontage, substantial boating infrastructure and convenient access toward Perdido Pass.

June 2026 Was Broader, Faster and More Segmented
Interior Homes Expanded the Buyer Pool
These sales gave buyers several ways to own on Ono Island without assuming the initial price and ongoing maintenance associated with direct waterfront ownership.
Canal-Front Homes Continued to Reward Functionality
29835 Ono Boulevard Sold After Four Days
The $920,000 sale at 29835 Ono Boulevard was one of the month’s fastest transactions.
The elevated canal cottage offered Bayou St. John views, a covered boathouse, 10,000-pound lift, underwater lighting and a convenient location near the Ono Island entrance.
It demonstrated the appeal of a manageable price point paired with ready-to-use protected boating access.
Shoalwater Drive Produced a Sale in Both Years
Shoalwater Drive recorded a $1.7 million sale in June 2025 and a $1.2 million sale in June 2026.
These were not direct comparables. The 2025 home offered approximately 4,326 square feet, while the 2026 property offered approximately 2,449 square feet and a single-level courtyard design.
The smaller 2026 home sold for approximately $490 per square foot, compared with approximately $393 per square foot for the larger 2025 home.
This is another reminder that buyers may pay a higher price per square foot for one-level living, a functional floor plan, updated finishes, a pool and a complete boating setup.

Ole River Sales Defined The Market
Land Sales Highlight the Importance of Property Type
June 2025: Ono Harbour Waterfront Lot — $500,000
The June 2025 land sale was an approximately 0.898-acre waterfront lot on Harbour Drive.
It offered approximately 80 feet of Ono Harbour frontage, a direct water view and an assigned boat slip and lift at the community pier. The lot sold after 14 days.
June 2026: Interior Oak Drive Lot — $147,500
The June 2026 land sale was an interior homesite measuring approximately 110 by 150 feet.
It was marketed as being within an X flood-zone area and included access to the private community boat launch. Approved permits and house plans were available separately. It sold after 352 days.
These lot sales are not direct comparables.
One offered waterfront frontage and assigned dockage. The other was an interior building site. The price difference reflects waterfront function, orientation, elevation, buildability, boating accommodations and location—not simply a change in the land market.
Seven Market Takeaways From the June Comparison
What This Means for Ono Island Sellers
Sellers should begin by identifying the correct micro-market.
An interior home should not be priced from an Ole River sale. A protected canal home should not automatically be compared with direct Bayou St. John. A completed Gold Fortified home may compete with both newer resales and active new construction.
June’s fastest sales also show the importance of preparation and market positioning. The $4.4 million Ole River estate went under contract after three days, the $920,000 canal cottage sold after four days, and a $1.22 million Sandpiper canal home sold after five days during June 2025.
I recommend preparing the following before listing:
- Current property survey
- Elevation certificate
- Fortified certificate
- Roof documentation
- Wind and flood-insurance information
- Impact-window and door documentation
- Dock, boathouse and lift permits
- Lift capacity and dimensions
- Water-depth information
- Bulkhead or shoreline records
- Renovation history
- Utility and maintenance information

What This Means for Ono Island Buyers
Buyers should be prepared to move promptly when a distinctive property is accurately priced and offers a compelling combination of location, construction and boating function.
At the same time, the longer market periods attached to several sales show that negotiation opportunities may still exist.
I encourage buyers to compare each property based on how they intend to use it:
- Will the dock and lift safely accommodate the intended boat?
- What is the controlling water depth?
- Is the canal wide enough for comfortable maneuvering?
- How direct is the route to Bayou St. John, Ole River or Perdido Pass?
- Are there bridge or overhead restrictions?
- Are the waterfront improvements properly permitted?
- What is the condition of the bulkhead or shoreline?
- Is the home Gold Fortified?
- What wind and flood coverage is available?
- What improvements will be needed after closing?
On Ono Island, the word “waterfront” is only the beginning of the analysis.
