The Market, in My Words

Orange Beach, Ono Island & Gulf Shores Real Estate Market Update
August 27–September 2, 2026

This week along the Alabama Gulf Coast was a wonderful example of why I never judge a market by one headline—or even one average. Across the five segments I track in this report, 37 properties closed between August 27 and September 2, compared with 19 the week before. That is a meaningful lift in activity, but the price story was much more nuanced.

Ono Island Orange Beach Real Estate and Homes For Sale

Orange Beach condo and townhome closings made the biggest jump, Gulf Shores houses and condos also gained momentum, and Ono Island held steady at three home sales. At the same time, several average sale prices moved lower because the mix of properties changed.…

Coastal Condominium Buyer Guide

Orange Beach & Gulf Shores Condos: What Should Buyers Know About Insurance?

Understanding the master policy, HO-6 coverage, flood insurance, named-storm deductibles and loss-assessment exposure before closing.

Condo Insurance Orange Beach and Gulf Shores Alabama

The Gulf views may capture your attention first, but insurance is one of the most important parts of purchasing a condominium in Orange Beach or Gulf Shores, Alabama. When I help buyers compare coastal condominiums, I do not look only at the residence, amenities, rental potential and association dues. I also want to understand how the building is insured, what the association’s master policy covers and where the individual owner’s responsibilities begin.

“A condominium’s…

Coastal Homesite Due Diligence

Wetland Delineation on Ono Island and Orange Beach

What Gulf Coast buyers and sellers should know about wetlands, buildable area, permitting and preparing a homesite for new construction.

When I help someone buy or sell a homesite on Ono Island, in Orange Beach or along the Alabama Gulf Coast, one of the most important questions is also one of the simplest: Where can the home actually be built?

Wetland Delineation Ono Island Orange Beach Alabama Home Building

A vacant lot may be beautifully wooded, close to the water and perfectly positioned for coastal living. Before selecting house plans, estimating construction costs or deciding what the property is worth, however, we need to understand the land itself.

If wetlands may be present, a professional wetland…

Boat Docks, Boat Lifts and the Sweet Rhythm of Ono Island Canal Living

On Ono Island, the boat dock is more than a waterfront amenity. It is where mornings begin, boating days take shape and some of the most memorable parts of coastal life quietly unfold.

Canal Homes Land For Sale Orange Beach Alabama

I have always believed that one of the best ways to understand an Ono Island canal-front property is to walk from the house to the water. I like to follow the same path the homeowner would take on an ordinary boating morning: across the porch, through the yard, down the steps and onto the dock.

That short walk tells me quite a bit. I notice how steep the steps feel, whether there is a comfortable landing, where someone…

DSCR Loans Financing Gulf Coast and Orange Beach Alabama

When buyers contact me about purchasing a rental condo, vacation property or investment home in Orange Beach, Gulf Shores, Fort Morgan or Perdido Key, one of the first questions I like to ask is:

“Have you considered a DSCR loan?”

Many experienced real estate investors use DSCR financing regularly to purchase income-producing properties and continue expanding their portfolios. Instead of qualifying primarily through the borrower’s personal income, a DSCR loan focuses largely on the rental property’s ability to generate enough income to support its monthly debt.

For self-employed buyers, business owners and…

Top Catamarans to Consider for Orange Beach, Alabama & Ono Island

Freeman Catamaran Fishing Boats Orange Beach Ono Island Alabama

There is a certain kind of boat that seems made for our waters.

You see it easing through the canals of Ono Island, waiting quietly behind a waterfront home, running past the marinas in Orange Beach, or slipping confidently toward Perdido Pass with rods up, coolers packed, and the Gulf calling.

That boat, more and more often, is a catamaran.

I look at catamarans through two lenses: the boating lens and the real estate lens. Because on the Gulf Coast, the boat is never just the boat. It influences the home, the dock, the lift, the marina plan, the water depth, the route to the Gulf, and the way the…

Growth along the Alabama Gulf Coast continues to be one of the most important conversations in real estate. In Gulf Shores, that conversation recently became even more important for buyers, investors, builders, and landowners to understand.

Why Coastal Buyers Are Comparing Puerto Aventuras, Tulum, Florida and Alabama Gulf Coast Real Estate

Coastal Real Estate Is About More Than the Property

Some coastal destinations stay with me because they remind me why people fall in love with waterfront living in the first place. For me, Puerto Aventuras, Mexico is one of those places.

Located along the Riviera Maya between Playa del Carmen and Tulum, Puerto Aventuras offers a marina-centered lifestyle with Caribbean water, boating convenience, walkable restaurants, golf carts, sunshine and a sense of relaxed sophistication. It feels different from the Alabama and Florida Gulf Coast, of course, but the lifestyle priorities are beautifully familiar.

Whether someone is searching…

EDWIN OAKS SUBDIVISION IN GULF SHORES, ALABAMA: WHAT I KNOW SO FAR

Edwin Oaks New Construction Subdivision Gulf Shores Alabama When I evaluate new construction in Gulf Shores, I pay close attention to the smaller, more intentional projects — the ones that are not mass-produced and may offer a more private, coastal-inspired experience. Edwin Oaks appears to be one of those communities.

At the time I am writing this, there are no MLS listings, no released floor plans, and no finalized builder packages available to the public. What I do have is the preliminary subdivision material submitted to the City of Gulf Shores, and even at this early stage, several details stand out.

What immediately caught my attention about…
