ONO ISLAND HOA ADMISSION FEE

Ono Island - Orange Beach, Alabama

The Ono Island Property Owners Association (“POA”) Board of Directors (“BoD”) has remained focused on long-term stewardship of the community and thoughtful planning for the island’s ongoing needs. In August 2023, the Board approved a new Admission Fee of $8,000, a one-time charge applicable to any arm’s-length sale or transfer of a property on or after January 1, 2024. The Admission Fee is due at closing (upon delivery of deed). Effective January 1, 2024, the prior $500 transfer fee was eliminated.

From a practical perspective, this policy reflects a broader goal: to strengthen the POA’s financial footing so the community can continue to address priorities such as administration, operations, and infrastructure planning with greater stability over time.

The Admission Fee is designed to support the POA’s operational framework while helping preserve the character and long-term health of Ono Island.

After months of review and discussion, the BoD reached a unanimous decision to implement the $8,000 Admission Fee effective January 1, 2024. This fee replaced the previous transfer fee and is intended to help offset certain POA operating costs.

In arriving at this decision, the BoD weighed factors that typically include long-term financial sustainability, community priorities, and the administrative demands of managing a unique coastal neighborhood. The stated intent is to reduce pressure on annual assessments by supporting operating expenses through this one-time Admission Fee, allowing assessment dollars to remain focused on ongoing maintenance needs.

For buyers considering Ono Island, the Admission Fee can also be viewed as a signal of proactive planning. Meredith Folger Amon can walk buyers through how the fee is applied, what to expect at closing, and how to structure a clean and confident purchase strategy.

While any added closing cost deserves careful consideration, the Admission Fee represents a governance decision intended to support the island’s long-range stability and the quality of the community experience over time.
