The answer is simple: it delivers riverfront living on Ole River with a true marina setup, deeded beach access across Perdido Beach Boulevard, and large, livable floor plans that feel more like homes than “condos.” Below is a detailed, attachment-based breakdown you can use as a quick reference. Vista Bella has 50 total condos. The “Typical Floor Plan” sheet shows four residences per standard floor (stacks labeled A1, B1, B2, A2). With 48 three-bedroom homes and two penthouses, that plan has twelve standard residential floors (4 × 12 = 48) plus a penthouse level with two 5BR homes — approximately thirteen total residential stories. The typical plan also shows the entry/south side and the river/north side, which helps when you’re comparing light and view corridors. 

Floor Plans & Stacks 

  • Four homes per typical floor: corner stacks A1 (west corner) and A2 (east corner), with B1 and B2 centered. 
  • Corner advantages: wrap-style great rooms and balconies add glazing on two sides, which increases natural light and expands view angles down Ole River and toward the Gulf corridor. In practice, west corners feel brighter late-day; east corners catch softer morning light. Middle stacks (B1/B2) still have big water-side living rooms but fewer side windows.
  • Penthouses: two 5BR/4BA homes crown the building and typically feature the widest panoramas given their elevation.

View Corridors & “Which Are Brighter?”

  • Primary view: north across Ole River to Ono Island; higher floors widen that panorama and gain more “down-river” perspective. 
  • Secondary corridors: oblique east/west river views along the shoreline; Gulf “glimpses” over the south corridor can increase with height.
  • Light: west-corner stacks (A1) are typically the sunniest later in the day and capture sunsets; east-corner stacks (A2) get gentle morning light and run cooler in summer afternoons. Middle stacks are more even-lit.

Parking, Garages & Access

  • Covered/Outside Parking: owners may park under the building (one vehicle per unit) while guests park outside; decals required. Parking is not assigned. 
  • Private Enclosed Garages: eight individually owned, deeded garages exist in the plan; these convey only if an owner is selling one with their residence.
  • Deeded Beach Access: provided to the Gulf side. 
  • Security/Convenience: each floor has a private elevator code; owners can customize their door code.

Always verify current figures during due diligence. 
  • Pet Policy: owners may have pets.

Vista Bella’s marina plan shows 28 slips in three sizes, with a site plan and a marina drawing included in the packet:

  • Size A: 13’ × 20’
  • Size B: 13’ × 30’
  • Size C: 15.6’ × 37’

The note on the marina sheet states a large slip can accommodate approximately a 45’ boat, but it “should be tested first.” Real-world fit always depends on your vessel’s LOA, beam, engines/platforms, and maneuvering room at your berth. 

Where are the larger slips? On the marina diagram, the slips are grouped along a long central pier with a face/outer run and interior fingers; larger “C” category berths are positioned where turning and water depth are typically most forgiving (outer runs and end positions), while shorter “A” and many “B” slips cluster on interior fingers. Use the sheet’s numbering and legend on page 5 alongside the colored site plan on page 6 when you’re walking the docks. 

Which units have which slip? The packet references a “boat slip grid,” and the marina sheet shows numbered berths, but the scan provided does not clearly render the unit-by-unit assignment matrix. Practically, slips at Vista Bella are limited common elements/deeded or separately owned interests that may transfer by deed; exact pairings are confirmed by the owner’s deed, condo declaration exhibits, or an estoppel from the association/manager. I can pull the specific pairing for any unit you’re considering so you know the exact slip number and size tied to that home before you write. 

What size boat can each slip handle? From the document: the largest slip class supports ~45’ (test to confirm). For the others, use conservative rules of thumb pending a sea trial at the dock: a 30’-class slip often suits many 27’–32’ center-consoles/express boats depending on LOA and beam; a 20’-class slip is generally suited to runabouts, bay boats, or dual-consoles under ~21’ and PWCs. Current depth, tides, and your helm skills matter — I always recommend a trial tie-up with the dockmaster or a local captain.

Are West-Corner Units “Better”?

“Better” depends on your preferences:

  • West Corners (A1): broader sunset angles and glowing afternoon light; potentially warmer in peak summer afternoons.
  • East Corners (A2): calmer morning light, less late-day heat load; lovely dawn water views.
  • Interior Stacks (B1/B2): more even light with the big riverfront great room; typically quieter on windy days compared to corners.

  • Parking: not deeded/assigned (except the eight private enclosed garages that some owners hold separately). Owner under-building parking is limited to one vehicle; guest parking is outside with decals.
