Along this stretch of Orange Beach, two riverfront buildings sit quietly side by side on the north side of Perdido Beach Boulevard, watching boats move along Ole River and looking across to Ono Island. Vista Bella sits to the west; Legacy Key sits immediately to the east.

When I walk this corridor with neighbors and future neighbors, the conversation almost always turns to these two communities. Both offer deeded Gulf beach access across the street, both are beautifully sited on Old River, and both are designed for people who want a more residential, low-density feel rather than a high-turnover vacation environment.

Vista Bella and Legacy Key are tucked along Ole River, facing north toward the water and south toward the Gulf. From the balconies, you see boats easing in and out, dolphins on a good day, and the roofs and treetops of Ono Island just across the channel. The Gulf of Mexico is only a short walk across Perdido Beach Boulevard via deeded beach access, so you truly get a “boats and beach” lifestyle from a single address.

Vista Bella, on the west side, feels slightly more tucked in and quiet, while Legacy Key to the east has a similar orientation and share of light, just with its own architecture and amenity layout.

How the Two Buildings “Live” Day to Day

Both Vista Bella and Legacy Key are low-density buildings. You do not have long elevator lines, packed pool decks, or a constant stream of weekend changeovers. Instead, the buildings function more like residential communities for primary owners and second-home owners who prefer longer stays.

Vista Bella has a longer rental minimum, a 180-day rent restriction. Legacy Key has a 30-day minimum, still placing it in the “rent-restricted” category rather than a nightly rental tower. Policies can evolve over time, but the intent is clear in both places: quieter usage, longer stays, and neighbors you are likely to see again and again.

Floorplans, Space, and Interior Feel

Vista Bella’s residences tend to be larger, often in the approximate range of 2,200 to 2,600 square feet for three-bedroom, three-bath homes. They feel very “home like” once you step through the door. Open living, dining, and kitchen areas flow together, with generous islands or breakfast bars, wet bars with ice makers in many plans, and primary suites that stretch out with balcony access, double vanities, separate showers, and soaking or jetted tubs.

Legacy Key’s three-bedroom, three-bath plans are a bit more compact, often around 1,800 to 1,900 square feet, but they still live very comfortably. The layouts emphasize view lines to the water, with main living areas and primary bedrooms oriented toward Old River. You still enjoy a proper dining area, good-sized kitchen, and a primary suite with walk-in closet, double sinks, jetted tub, and separate shower, just in a slightly more efficient footprint.

One of the big reasons buyers fall in love with these buildings is the glass. Corner residences in Vista Bella often have extra windows and wrap-around balcony space, so you feel as though the river and the Gulf are both part of your daily backdrop. Floor-to-ceiling glass in the main living areas and primary bedrooms brings in wide slabs of water and sky. Even first residential levels sit above parking, so you still have an elevated view.

Legacy Key also leans heavily into views, especially in corner residences. Wide glass across the living room and primary suite opens onto deep balconies overlooking the pool, docks, and Ole River. On the west side of Legacy Key, you can look down the length of the river toward Perdido Pass and watch the light change in the evening.

Legacy Key Details

Legacy Key includes a gated entry, lobby-style common spaces, steam or sauna facilities, and a riverfront pool and gazebo. Some homes come with private storage, which is a small detail but a meaningful one if you have fishing rods, beach wagons, or boating gear and want to keep it organized and out of the condo itself.

The overall tone is similar to Vista Bella: calm, mature, and oriented toward people who know they will spend real time here rather than just passing through a few weekends a year.

Boat Facilities and On-the-Water Living

For many people I talk with, the boat situation is the deciding factor. Both buildings sit directly on Ole River, and both offer some level of dockage, but they do it in different ways.

At Vista Bella, boat owners can have deeded slips, and in some cases, those slips include lifts with substantial capacity. Power and water at the docks make it easier to rinse down a boat, wash gear, or prepare for a longer day on the water. The association has invested in rebuilding and expanding docks over time, which speaks to how important boating is to the owners here.

From Vista Bella, it is an easy run toward Perdido Pass, Orange Beach marinas, and the Intracoastal Waterway. Neighbors often talk about sunset cruises along Old River, quick runs to dinner by boat, and lazy days idling around the sandbars.

Legacy Key Boat Amenities

At Legacy Key, docks on Old River generally operate on more of a first-come, first-served basis rather than being individually deeded with each home. Association rules outline how owners, guests, and renters can use the docks, including overnight tie-up on designated piers, limits on the number of boats, and safety guidelines for children and for storms or lightning.

For some owners, this flexible, shared-dock approach works beautifully. It gives access to the water for those who want it without tying specific slips to specific residences, and it still allows you to keep a boat handy for cruising and fishing along the back bays and around Ono Island.

Rental Style and Who These Buildings Attract

Both Vista Bella and Legacy Key are rent-restricted, but at different levels. Vista Bella typically requires a much longer minimum stay, so it feels strongly oriented toward primary and second-home use with very few short stays. Legacy Key’s minimum is usually shorter, more in the 30-day range, but still long enough that you do not see nightly turnover.

In practical terms, that means you are more likely to know your neighbors, recognize cars in the garage, and share elevators with familiar faces. It also tends to keep the common areas quieter. Everyone might be here for different reasons, but there is a shared expectation that this is a home base rather than a revolving door.

If you are exploring either building, I always recommend reviewing the most current association documents during your due diligence period so you understand rental restrictions, pet policies, and any updates to rules regarding docks, parking, or amenities.

Which Building Might Fit You Best

If you are drawn to slightly larger, more expansive residences with a strong “single-level home” feel, Vista Bella may resonate with you. The extra windows, wrap-around balconies in certain corner residences, and deeded slip options make it an appealing choice for someone who values both interior space and on-the-water convenience.

If you prefer a slightly smaller footprint that still offers excellent views, a gated environment, and flexible shared dockage, Legacy Key may be the better fit. Its amenities and floorplans still deliver comfort and livability, just in a more efficient square footage range.

Both communities share the same essential advantages: Ole River frontage, views of Ono Island, deeded beach access to the Gulf, and a quieter, more residential rhythm in an area that still keeps you close to everything Orange Beach has to offer.
