One of my favorite moments in any build on Ono Island is this exact phase, when the structure shifts from “lines on paper” to something you can feel in your bones. In this photo, you’re looking at a custom home in the framing stage, and it is already exuding Gulf grandeur with a roofline that tells you the plan was created with intention.

Framing is where a home’s personality first shows up.
The roof pitch, the height, the way the volumes stack, and how the load path is engineered for coastal wind all start to reveal the builder’s standards.

 

1) A complex roof system being built in stages

The roof framing is underway with engineered trusses across multiple planes. This is not a simple gable. It’s a multi-hip, multi-valley layout that creates a more architectural silhouette, and it often supports the kind of interior ceiling heights that people love in today’s coastal builds.

2) Partial roof decking already installed

You can see sections where plywood/OSB roof sheathing is already down, while other areas are still open trusswork. That sequence is typical on a larger custom build: crews set, brace, and deck in stages as they move through the structure.

3) A raised center feature that hints at light and volume

The taller center section wrapped in sheathing looks like a cupola or clerestory-style element. On Ono Island, I often see this used to bring in natural light, create a dramatic interior volume, or elevate a central gathering space so the home feels bright and airy even on overcast days.

4) Not “dried-in” yet

The walls are still open and the roof is not fully decked, which means the home isn’t weather-tight yet. The next major milestone is getting it dried-in, with underlayment, then windows and doors, followed by housewrap and rough-ins. On the coast, that “dried-in” moment matters because wind-driven rain is real.

My Ono Island new construction lens: what I watch closely

When I’m tracking a build on Ono Island, I’m always looking beyond the aesthetics. A roofline can be pitch-perfect, but true coastal performance comes from the details you don’t see once the drywall goes up.

  • Continuous load path — straps, ties, and hold-downs that connect roof-to-wall-to-foundation in a storm-resistant system
  • Roof deck fastening patterns — consistent, correct fastening that helps the roof assembly perform under uplift
  • Bracing and transitions — hips, valleys, and any taller center volumes need careful bracing and clean connections
  • Dry-in strategy — a plan to get underlayment installed quickly once decking is complete
  • Moisture management — flashings, sealants, and the “small stuff” that prevents the big headaches later

Coastal truth
A new construction home can be beautiful and still underperform if the load path and water management aren’t executed with discipline. I always encourage buyers to ask about these details early, not after the finishes are chosen.
