How to Read Ono Island’s Units & Named Subdivisions

A buyer and owner map-language guide—numbered Unit labels in the plats and MLS, the conversational pocket names people actually use, and why scale and water matter more than the digit alone.

Map Language

When buyers open an Ono Island listing or a plat, they often meet a numbered “Unit” first—Unit 10, Unit 25, Unit 3—and wonder whether that digit is the neighborhood people mean when they talk over coffee.

Here is how I read it. Numbered Unit names are how many plats and the MLS label streets and pockets. Some names—Onomar, Turtle Key, Sands Point, Ono Escape, Ono Harbour, Ono North Phase One and Phase Two—are the conversational addresses residents and buyers actually use. Both layers are real; they just answer different questions.

I never treat a Unit number as the whole story. Scale matters: an intimate nine-to-fifteen-property pocket feels different from a phase with well over a hundred homesites. The water story matters even more—Bayou St. John and big-water North Shore living versus Old River / Ole River and Harbour rhythm. We always walk street and water together, because inventory moves and every homesite still needs its own walk.

Units are the plat and MLS language; named pockets are the addresses people remember—and the water decides the lifestyle.

Learn both layers. Use the Unit label to find the street on a map. Use the pocket name, the approximate scale, and the shore to decide whether the days you want actually live there.

These counts come from my own map and subdivision notes. Treat them as the approximate scale of the pocket or plat—not a frozen list of what is for sale today. Open a card to see how I place each one when we drive.

~9 Onomar Subdivision

Onomar is one of the most intimate named pockets I walk with clients—about nine properties in my notes. When buyers want a small conversational address rather than a large phase, Onomar is often on the shortlist of names we say out loud. Scale like this keeps every homesite conversation personal; inventory still moves, so we verify what is available when you are ready.

~31 Sands Point — Ono Island Unit 25

Sands Point is the name people use; Unit 25 is how the plat and MLS often label it. In my notes this pocket runs about thirty-one properties, with map context along the Ono Boulevard waterfront. When a listing says Unit 25, I translate: think Sands Point, waterfront along Ono Blvd, and a mid-scale pocket—larger than Onomar or Turtle Key Unit 3, still far smaller than the Ono North phases.

~68 Ono Island Unit 10

Unit 10 is a numbered label buyers see often—about sixty-eight properties in my notes, off of Marlin Key in the peninsula / River Road / Marlin Key Road area. When someone says “Unit 10,” I walk them through that peninsula geography rather than treating the digit as a lifestyle brand. Street and water still decide the fit: we drive Marlin Key and River Road context together and confirm the homesite on its own merits.

~15 Turtle Key Subdivision Unit 3

Turtle Key Subdivision Unit 3 is another intimate named pocket—about fifteen properties in my notes. Buyers hear “Turtle Key” in conversation and “Unit 3” on paperwork; I keep both in view. North Shore Turtle Key geography often sits near the broader Ono North street fabric (Turtle Key Drive and neighboring keys), so we clarify which Turtle Key conversation we mean before anyone shortlists from a label alone.

~166 Ono North Phase One

Ono North Phase One is a larger North Shore phase—about one hundred sixty-six properties in my notes. Map context in that phase includes streets such as Turtle Key Drive, Sandy Key Drive, and Sandpiper Drive. This is the opposite of a nine-property pocket: more street fabric, more variety of homesite character, and a stronger reason to walk specific blocks rather than buy the phase name as a single mood.

~168 Ono North Phase Two

Ono North Phase Two sits at a similar larger scale—about one hundred sixty-eight properties in my notes—with broader North Shore context in the maps I keep. Together, Phase One and Phase Two explain why “Ono North” can feel like a region of the island rather than a single cul-de-sac. We still narrow to street, water, and the homesite in front of us.

The island is also organized into many numbered units and named pockets beyond these six. An MLS subdivision dropdown alone can show names such as Ono Escape, Ono Harbour, Ono Harbour Peninsula, Ono Harbour Unit Four Block 1, Ono Island Sub Unit 18 replats, and a long run of Ono Island Unit labels (including Units 1, 2, 10, 10A, 11, 11A, 12, 13 & 13A, 14, 14A, 15, 15A, 18, 18A, 20—and that list is partial). I do not claim a complete official roster here; I teach the map language so you can hear both Unit and pocket when we search.

Named Destinations

Ono Escape, Ono Harbour & the Old River contrast

Some names deserve their own landing pages because buyers ask for them by destination, not by Unit digit. These three conversations clarify shore and scale before we open live inventory.

Ono Escape on Shoalwater Drive

Ono Escape is a small North Shore pocket on Shoalwater Drive—about fifteen properties—in the center of the island off Dolphin Drive, near the fire station, Harriet Cockrell Center, and water tower, with Bayou St. John waterfront presence. I keep a dedicated guide at Ono Escape on Shoalwater Drive. That ~15 count is Escape’s own scale; it is not the same conversation as Turtle Key Unit 3, even though both sit near the intimate end of the spectrum.

Ono Harbour & Old River / Ole River

Ono Harbour (including names such as Ono Harbour Peninsula and related Harbour unit labels in the MLS) belongs to a different water story than North Shore Bayou St. John. When buyers want that Old River / Ole River and Harbour rhythm—or OBA-adjacent context—I open Old River / Ono Harbour homes as the foil and the destination guide, not as a synonym for every Unit on the island.

Big-water North Shore vs Harbour contrast

If the Unit number is confusing you, ask the water question first. Bayou St. John and big-water North Shore living lives in my big-water homes and land hub. Harbour and Old River ask a different set of days on the water. How We Work

How I help buyers choose among units and named pockets

I use the map language as a translation layer—then we decide with street, water, boat days, and ownership realities, not with a Unit digit alone.

Translate the label into a place you can feel

Unit 25 becomes Sands Point along Ono Boulevard waterfront. Unit 10 becomes the Marlin Key / River Road peninsula conversation. Ono Escape stays Shoalwater Drive. Ono Harbour stays the Old River side of the story. Once the name lands in geography, shortlisting gets honest.

Match scale to how you want to live

Intimate nine-to-fifteen-property pockets (Onomar, Turtle Key Unit 3, Ono Escape) feel different from mid-scale Unit 10 or Sands Point, and different again from Ono North phases in the mid-one-sixties. Households who want every neighbor address to feel known often lean small; buyers who want more street variety often lean into the larger phases—then we still pick a specific block.

Let the water and the boat decide the shore

Bayou St. John and big-water North Shore versus Old River / Ole River and Harbour is often the real fork in the road. We talk private dock versus neighborhood launch access at private launch versus private dock, whether a boat is essential via do you need a boat on Ono Island, and ownership costs beyond the purchase price so the pocket you love still fits the years ahead.

What does an Ono Island “Unit” mean?

A numbered Unit is how many plats and the MLS label a street pocket or replat area—Unit 10, Unit 25, Unit 3, and so on. It is map language. The conversational name (Sands Point, Turtle Key, Onomar, Ono Escape, Ono Harbour) is often what residents and buyers say out loud.

From my notes, approximate plat scales are: Onomar about 9; Sands Point (Unit 25) about 31; Unit 10 about 68 off Marlin Key; Turtle Key Subdivision Unit 3 about 15; Ono North Phase One about 166; Ono North Phase Two about 168. Those are scale cues for the pocket—not a live inventory count.

Is Ono Escape the same as Turtle Key Unit 3?

No. Both sit near the intimate end of the scale (~15 properties), but Ono Escape is the Shoalwater Drive North Shore pocket near Dolphin Drive, the fire station, Harriet Cockrell Center, and water tower on Bayou St. John. Turtle Key Subdivision Unit 3 is its own named Unit conversation. I keep a dedicated page for Escape so the two never blur.

How do Ono North Phase One and Phase Two differ from small pockets?

Scale. Phase One and Phase Two sit around the mid-one-sixties in my notes—much larger than Onomar (~9) or Turtle Key Unit 3 (~15). Phase One map context includes streets such as Turtle Key Drive, Sandy Key Drive, and Sandpiper Drive; Phase Two reads as broader North Shore fabric. Larger phases need block-by-block walking, not a single mood for the whole name.

Should I choose by Unit number or by water?

By water first, then by pocket scale and street feel. Bayou St. John / big-water North Shore and Old River / Ole River / Harbour are different lifestyles. The Unit number helps us find the plat; it does not replace standing on the shore.

Is there a complete official list of every Ono Island unit?

I do not publish a complete official roster here. The MLS subdivision dropdown shows many numbered units and named pockets—Escape, Harbour labels, Unit 1 through Unit 20 ranges and replats among them—and even that view can be partial. I teach the map language and spotlight the pockets buyers ask about most, then we search live with clear geography.

Do I need a boat to buy in a waterfront unit or pocket?

No. Plenty of owners enjoy gated island life without owning a vessel. If you do boat, we match dock, launch access, and ownership costs to the shore you choose—whether that is a small Escape-style pocket or a larger North Shore phase.
