Builders and sellers call me when an Ono Island new-construction project needs a clear listing plan. Advising clients on building here is one of my favorite parts of the job because every project sits at the intersection of land, architecture, coastal construction, financing, and the buyer’s imagination.

A spec home is a builder-owned or investor-owned home constructed for sale rather than for a buyer under a private custom-building contract. The plans may be strong, the materials may be coastal-minded, and the home may be pursuing a FORTIFIED Gold designation. One important decision remains: when should the property be introduced to the market?

Before Choosing a Stage

Questions I ask builders and spec-home sellers

The answers shape the timing conversation and remain part of the private strategy for the project.

Who is the likely buyer for this homesite and price lane?

Interior, canal, Old River, Bayou St. John, and Intracoastal properties do not attract identical buyer pools or move at identical rhythms.

How much finish flexibility can the builder still offer?

An early listing may allow meaningful selections. A later launch generally presents a mostly or fully finished product.

What are the projected carrying costs through certificate of occupancy?

Construction interest, insurance, utilities, association expenses, landscaping, staging, and idle time belong in the same conversation.

Is the visual story strong enough for the current stage?

Plans, renderings, site photographs, framed-room walkthroughs, near-completion photography, and a staged home communicate very differently.

Which coastal construction features need documentation?

FORTIFIED designation, ICF construction, impact-rated openings, roof details, elevation, drainage, generators, propane systems, and marine improvements may all matter to buyers.

Before Groundbreaking

Plans and permits are taking shape, but the homesite is still quiet. Buyers must understand the opportunity primarily through plans, renderings, specifications, the land, and the builder’s reputation.

Advantages

  • Reaches buyers who want meaningful influence over selections or remaining plan details.
  • Introduces the project before competing completed inventory may arrive.
  • Can begin building awareness before the home becomes fully Active.
  • May shorten the period in which the project is completely invisible to buyers.

Disadvantages

  • Many buyers want to experience rooms and scale rather than interpret plans.
  • Photography is limited to the land, plans, specifications, and renderings.
  • Weather, materials, approvals, and construction conditions can affect timing.
  • The buyer is being asked to commit with the greatest amount of uncertainty.

Stage 2

Groundbreaking or Early Vertical Construction

Footings, slab, framing, or dry-in give the home a physical presence. The buyer can begin understanding orientation, ceiling height, room relationships, and outdoor living.

Advantages

  • Buyers can see scale, orientation, light, and the relationship to the street or water.
  • Some finish or fixture flexibility may remain.
  • Progress photography creates an evolving new-construction story.
  • The estimated completion window may be easier to understand than at the plan-only stage.

Disadvantages

  • The site can be noisy, dusty, visually incomplete, and difficult for some buyers to imagine finished.
  • Safety and construction access can limit showing flexibility.
  • Incomplete rooms may invite second-guessing.
  • Finished competing homes usually photograph and show more easily.

Near Completion

The home is enclosed, finishes are visible, and certificate of occupancy is approaching. This is often the point at which buyers need far less imagination.

Advantages

  • Buyers can experience rooms, natural light, materials, and outdoor living more clearly.
  • Photography improves as flooring, cabinetry, lighting, and paint are completed.
  • The closing timeline usually feels more concrete.
  • A narrow opportunity may remain for limited final selections or adjustments.

Disadvantages

  • Most construction carrying costs have already accumulated.
  • Punch-list conditions can make the home feel almost finished when buyers expect fully finished.
  • Meaningful finish flexibility is usually limited.
  • Other new homes may reach the market during the same completion window.

Stage 4

After CO, Landscaping, and Staging

Certificate of occupancy is in hand, the property can be professionally photographed, and the house can be presented as a complete living experience.

Advantages

  • Supports the strongest photography, video, staging, and first impression.
  • Showings feel like touring a home rather than entering a construction site.
  • Move-in and closing timing are generally easier to communicate.
  • Construction details can be presented as completed features instead of planned features.

Disadvantages

  • The builder carries the project through completion before a full public launch.
  • The buyer has little or no selection flexibility.
  • Interest and ownership expenses continue while the completed home is marketed.
  • Buyers seeking personalization may already have chosen another path.

These are different ways of introducing a property—not interchangeable labels. A private preview reaches a limited group. Coming Soon can begin building awareness within applicable rules. Active presents the property to the full MLS market and starts a different level of public exposure.

No one posture is automatically best for every Ono Island spec home. The decision should match the construction stage, showing readiness, photographs, financing timeline, and the buyer pool most likely to respond.
